The Upper East Side is the epitome of quiet luxury. This established, uptown neighborhood bordering Central Park has always attracted the upper classes, and its stately prewar architecture reflects that wealth. Luxury prewar co-ops in brownstones and white-glove buildings

This is the land of wide, tree-lined streets populated with white-glove buildings, historic brownstones and prewar co-ops from the 1920s. However, “I think a lot of people are happily surprised at the amount of space they can get for the price because the Upper East Side is really a value play at the end of the day,” notes Miller Martin, referring to the high number of prewar units requiring renovations. Buyers willing to update will find prewar details like herringbone floors, high ceilings and original fireplaces. Housing prices in the Upper East Side run the gamut, but co-ops dominate the market. Small studios start around $400,000, yet it’s possible to find two-bedroom, two-bath spaces in the low million-dollar range. Due to the percentage of multimillion-dollar units, the average price is closer to $3 million. Expect anything with a Central Park view to come at a premium. The most desirable buildings are found along Fifth, Madison and Park, like 1020 Fifth Avenue and 740 Park Avenue. Anything designed by George Pelham, Rosario Candela and J. E. R. Carpenter is also prized.

Upscale destinations mix with local hangouts

Madison Avenue is famous for its wealth of designer boutiques, from Hermès to Oscar de la Renta. There’s also a high concentration of thrift and consignment stores like Upper East Side Thrift Shop. Shakespeare and Co. is a beloved independent bookstore. Bloomingdale’s department store is another UES destination, and insiders head to cafe 40 Carrots for frozen yogurt and a quick lunch. Crosstown buses and express 6 train service
