Suburban living in the southernmost part of Mankato
With some of the city's newest housing and most updated parkland, the Buscher Park neighborhood appeals to those seeking space to spread out and enjoy 21st-century living along the southern edge of Mankato. Bordered by the Minnesota State University campus, the neighborhood remains within walking distance of one of the area’s top employers. With many homes exceeding 3,000 square feet and streets lined by sugar maples and spruce trees, the community feels distanced from the happenings of Old Town Mankato — but the restaurants and shops along the riverfront are 4 miles away. With the River Hills Mall 5 miles away as well, Buscher Park remains centrally located to the top stops in Mankato. “We’re one of the hubs of southern Minnesota, so surrounding towns travel into Mankato for a date night at a restaurant, a show or a movie,” says Michelle Starkey of True Real Estate, a Realtor with over a decade of experience. Because of this, meeting people from beyond Mankato’s limits is typical when enjoying the events and activities in the city, but the people of Buscher Park can always step away from the crowds when they’re looking for a place to relax.
Custom homes along cul-de-sacs near Monks Avenue
It’s typical to see three-car garages attached to custom-built homes along Buscher Park's circles, courts and cul-de-sacs. The oldest houses in the neighborhood are from the early 1990s, and newly constructed properties continue to pop up across vacant lots. Architectural styles vary, so homes can display anything from Craftsman to colonial influence. The smallest homes in the neighborhood hover just below 2,000 square feet and typically cost between $300,000 and $350,000, but most homes cost between $325,000 and $600,000 and cover anywhere from 2,000 to 4,000 square feet. Some outliers with anywhere from 4,000 to 7,000 square feet cost from $600,000 to over $1 million, most of which sit on at least half an acre.

Access to highly rated schools in the Mankato district
Mankato Area Public Schools serve Buscher Park, but not all students in the neighborhood attend the same schools. Students living in the eastern part of the neighborhood are zoned for Rosa Parks Elementary, which receives a B grade from Niche, and two B-plus-graded schools, Prairie Winds Middle and Mankato East High. On the other hand, students in the west are zoned for Jefferson Elementary, a school receiving an A-minus grade from Niche. They can move onto B-plus-graded Dakota Meadows Middle and A-graded Mankato West High. According to Niche, Mankato West is ranked as the best public high school in Blue Earth County and includes unique after-school athletics like alpine skiing and gymnastics. For a postsecondary option, Minnesota State University’s Mankato campus is just to the north of Buscher Park. The campus sees a student population of about 14,000 annually and offers the only four-year aviation program in the state.
Prairie Winds Middle School has a 34% minority enrollment.

Bordered by MSU and a quick drive from other top employers
With the Minnesota State University campus right in Buscher Park’s back yard, one of the city’s major employers is within walking distance. Other employers like the Mayo Clinic and Taylor Corporation are within a 5-mile drive. For business trips or vacations out of Minnesota, the Minneapolis-St. Paul International Airport is about 80 miles northeast.
Renovated play equipment and chances to stargaze at Andreas Observatory
Neighbors walk their dogs through the neighborhood’s namesake park, and children explore the recently renovated playground. The park underwent a $350,000 update that finished in 2024, providing a more modern play area for children to climb, swing and balance on than its original equipment from the early 1990s. Other parks surround the Buscher Park neighborhood, including Southview Park and the baseball diamonds at the Community Athletic Fields. To the north are two observatories on the MSU campus, Andreas and Standeford observatories, which add a unique recreational opportunity for Buscher Park residents. The two spaces host public viewing events throughout the year so that locals can stroll down the sidewalk to campus and look at the planets, stars and comets that lie beyond the limits of what the naked eye can see.

Although Buscher Park primarily comprises long-term homeowners, it still benefits from proximity to college amenities, including the restaurants on and around campus. Chipotle satisfies quick cravings, and Weggy’s on Campus offers space to dine in and enjoy breakfast classics. Options for shopping or dining out don’t end at the campus limits, given how close the neighborhood is to major Mankato commercial hubs. With Old Town, River Hills Mall and North Mankato within a 5-mile drive of Buscher Park, finding something to do on a Saturday afternoon is never a challenge. “We have must-see businesses like The Children's Museum of Southern Minnesota, the Mankato Brewery, an awesome salon and spa called Liv Aveda, a farmers market and the Blue Earth Historical Society, which does events like tours of neighborhoods and graveyard tours,” says Bridget Yokiel of Realty Executives Associates, an agent with several sales throughout Mankato.
