Bordered to the west by a hospital campus and to the north by the commercial strip along Madison Avenue, the Erlandson Park neighborhood defines convenience in Mankato. “The hospital is close. There are restaurants that are close. You could walk to the college from there. You could walk to downtown where some of the restaurants are and the Civic Center if you wanted to,” says Michelle Starkey of True Real Estate, a Realtor actively working in the area. “The college brings in different people and professors. There’s a Walmart Distribution Center, Walmart, Target and a lot of restaurants.” Houses make up about 80% of the community, so it maintains a residential feel despite its proximity to the largest employers and attractions of Mankato. Frost coats the sugar maple and evergreen trees that line the sidewalks in winter, but the neighborhood has a lush, green feel in the summer months.

Lot sizes in Erlandson Park are more compact than lots farther west in Hilltop, and many of the neighborhood’s streets have a gridded design — especially north of its namesake park. There are homes from the 1890s and 1990s, but many of the houses date back to the 1950s and 1960s. Architecture ranges from ranch-style to cottage to the occasional Tudor, and some homes come with an attached one- to two-car garage. Prices typically hover between $225,000 and $330,000, though houses with unique features like multi-acre lots or square footage close to 4,000 can cost between $380,000 and $600,000. Neighbors tend to stay in the area for several years to enjoy the proximity to downtown, but this isn’t a typical destination for retirement. “Turnover isn’t high to where people are selling every two years. I wouldn’t say they move in and retire in those houses, but the area is convenient to a lot of amenities in the city,” Starkey says. “There are people here who want to be near the bus stops we have, and a lot of our town is walkable.”

Chilitos at Zanz and burgers at Tav on the Ave
The restaurants of Madison Avenue border Erlandson Park to the north. Zanz Mexican Restaurant continues to serve chilitos and tacos as it has for 30 years. About a block away, Tav on the Ave offers pub fare in a sports bar atmosphere, and its doors have been open since 1988. For groceries, Aldi is the closest option and is about a mile east of Victory Drive. For additional local shops and restaurants, downtown Mankato is less than 2 miles west down Main Street, and for national retailers, River Hills Mall is less than 2 miles northeast.

They can begin at Washington Elementary and transition to Prairie Winds Middle before heading to Mankato East High. To continue their education, students can apply to Minnesota State Mankato, a university 2 miles southwest of Erlandson Park that serves about 14,000 students annually.

Exploring the outdoors from Erlandson Park to Mount Kato
The neighborhood includes two parks, each with distinct amenities. The namesake park, Erlandson, is to the east along Victory Drive, and it’s one of the few parks allowing leashed dogs in Mankato. The park includes a playground, walking trail and tennis courts — and it’s also equipped with Wi-Fi for those seeking a place to work outdoors. To the west, right alongside the Mayo Clinic Health System campus, Emerson Park features a green space with a gazebo and a bench swing. During the winter, it’s typical to take 5-mile trips to Mount Kato to ski. The mountain includes over a dozen trails, as well as a tubing park and terrain park.

The Mayo Clinic campus just across Dane Street offers job opportunities within a few blocks of Erlandson Park homes. The Greater Mankato Transit System bus stops along Madison Avenue, one of the main thoroughfares for local travel. For trips to downtown, Main Street is the most direct route and connects right to Riverfront Drive in less than 2 miles. Mankato’s industrial hub is about 3 miles away and includes a Walmart Distribution Center, a FedEx Ground location and a Frito Lay warehouse. Trips to Minneapolis, or the Minnesota metro area, require an 80-mile ride up State Highway 60 and Interstate 35.
