Access to the arts and history in downtown Mankato
As part of downtown Mankato, the Five Corners neighborhood keeps arts and culture at its fingertips. “The downtown area was revitalized in the last five to 10 years. It’s a good place to live and work. We have a lot of businesses moving to town all the time, so there’s been a steady, slow growth,” says Chris Cousins of Viking Real Estate, a Realtor with over a decade of experience in Mankato. Offices make up about a third of the Five Corners community, so business is weaved into the fabric of the neighborhood. Sculptures along the sidewalk add an artsy flair to the city streets, and the civic center draws in live performances of nationally recognized musicians. Although there have been many efforts to update the area, there are traces of Mankato’s past sprinkled across the community. On Fifth Street, the Blue Earth County Historic Courthouse blends Second Empire and Italianate features, making it one of the touches of 19th-century charm in the neighborhood. Though close to Mankato’s top attractions and employers, the Five Corners community has many single-family homes to choose from for below the median price for Blue Earth County.

Pocket parks, art galleries and the Mankato Symphony Orchestra
There are pocket parks close to the neighborhood’s edges with benches and open green space, including Jackson Street Park and Malda Farnham Park, and the ski slopes at Mount Kato are only 3 miles southwest. However, for folks in the Five Corners, the biggest recreational draw isn’t about the parks — it’s about the arts. The Mayo Clinic Health System Event Center hosts concerts for audiences of over 8,000, the Mankato Symphony Orchestra plays haunting concertos in an intimate setting, the Carnegie Art Center keeps local art on display all year long, and the Blue Earth County Library holds everything from writing workshops to author readings. That said, when residents get an itch for the outdoors, there are long trails and vast woodlands within 10 miles of the neighborhood. “It’s a smaller metropolitan area. You’re an hour and a half drive from Minneapolis if you want the hustle and bustle, but you’re also 10 minutes from the country,” Cousins says. “Mankato is a smaller metropolis that has everything you’d want, but you can also go to the waterfalls or to the bison at Minneopa State Park.”

Blocks from Number 4 Steakhouse and the grocery store
While walking to the office in the morning, it’s common for locals to swing by Tandem Bagels for a breakfast sandwich. Reservations at Number 4 Steakhouse, a restaurant in an early 20th-century building, make for an ideal date night with lobster bisque and New York Strips among their most ordered dishes. For groceries, the nearest option is a Hy-Vee Grocery Store, which is about half a mile away along Riverfront Drive. River Hills Mall is just over 3 miles away for more extensive shopping trips and includes national retailers like Target, Journeys and JCPenney.

20th-century homes below the Blue Earth County median
According to the local market reports from Minnesota Realtors, the median sales price for homes in Blue Earth County is around $290,000. In the Five Corners neighborhood, prices range from $170,000 to $215,000 for single-family homes with 2,000 to 3,000 square feet. Because most homes are from the early 1900s, architectural styles include Victorian, Queen Anne and Craftsman. One- and two-car garages line the alleyways, and there is often a concrete driveway alongside it, so residents seldom need to park on the street. Some of the larger homes in the neighborhood have been repurposed as rental units, and a few apartment complexes are mixed in between houses and office buildings.
