Rows of ranches
Franklin Rogers Park comprises two distinct subdivisions, one east of North Victoria Drive and one west. The western subdivision features a grid-style layout with more residential property, while the eastern subdivision has more of a mix of residential and commercial buildings. Ranch-style homes, cottages and the occasional Cape Cod line the streets, with prices ranging from $180,000 to $480,000.
Homes with three beds and three bathrooms fall between $350,000 and $500,000.

Fun at Franklin Rogers Park
At the heart of the community is Franklin Rogers Park, best known for ISG Field, a baseball stadium with a capacity of 4,000. This neighborhood staple is the home of the Mankato Moondogs of the Northwoods League, a collegiate summer baseball organization. The park is also a hub for the Mankato Area Youth Baseball Association. About a mile-and-a-half northwest of the community is Tourtellotte Park, featuring a playground, baseball fields, pickleball courts, a sand volleyball pit and a swimming pool, which is both open to the public and available for private rental. In the fall of 2023, a massive $9 million renovation project began, which included refurbishment of the existing swimming pool and diving well along with a new 21-foot-high water slide. “It’s been a hit,” says Starkey. “All throughout the summer, you’ll see groups of neighborhood kids walking over.”
ISG Field is located in Franklin Rogers Park, home to the Mankato Moondogs.
Residents can enjoy playing paddleball with friends in Tourtellote Park.

Dinner on Madison Avenue
Bordering the neighborhood to the south, Madison Avenue is a dining and shopping strip within walking distance of Franklin Rogers Park. Tav on the Ave, a popular tavern with a heated patio, serves classic American pub food. Just across the street and down the block is Zanz Mexican Restaurant, serving a laid-back, retro feel along with Mexican fast food. For groceries, there's an Aldi on Madison Avenue about a mile east of Franklin Rogers Park. For shopping, there's a Target right within the neighborhood on Adams Street. Old Town Mankato, about five blocks of North Riverfront Drive, is the center point of dining, shopping and entertainment in the city. Boutiques, restaurants and clubs mix with art destinations in a historic setting near the Minnesota River.
Madison Avenue is the primary retail commercial district for Mankato and the region.

A highly-rated school district
The Mankato Public School District serves the neighborhood. Students can begin their education at Franklin Elementary School, which scored an A on Niche while ranking No. 1 in Best Public Elementary Schools in Blue Earth County. Franklin Elementary provides ACES, a fun and educational childcare program aligning with MAPS Elementary Schools and the Early Learning Department. Students can continue their education at Prairie Winds Middle School and Mankato East Senior High School, both receiving a B-plus on the site. Minnesota State University, Mankato is about 2.5 miles southwest of the neighborhood.
Franklin Elementary has 33 full-time teachers and 1 full-time school counselor.
Mankato East Senior High School is ranked 59th within Minnesota.

Getting around Franklin Rogers Park
Though most residents use a car to get around, public transportation is available through the Mankato Transit System, which services two bus stops along Hope Street and Caledonia Street. Cyclists can ride the bike lanes along North Victoria Drive. Mayo Clinic Health Systems, a major employer, is located less than a mile south of the neighborhood. For longer-distance travel, the Mankato Regional Airport is about 6 miles northeast of the neighborhood, though it's served by one discount airline. Minneapolis-St. Paul, about 80 miles northeast, offers a broader selection of flights and destinations.
