20th-century homes alongside Minnesota State University
The shadows cast by elm and hickory trees make the streets of Highland Park feel distanced from the happenings at the university or the activities energizing Old Town Mankato — but looks can be deceiving. The neighborhood's southern edge borders the Minnesota State University Mankato campus, putting an education hub with 14,000 students right next door. Though some students live off-campus in Highland Park, single-family homes comprise 80% of the community. Part of the highest-rated school district in Blue Earth County and within a few miles of all of Mankato’s top employers, the neighborhood appeals to those looking to put down roots and settle into a 20th-century home in a central part of the city.
Homes, condos and townhouses south of Glenwood Avenue
Rental units in park-like settings, such as those in Balcerzak Place Townhomes, border MSU and primarily appeal to students looking to live off-campus. However, most of Highland Park consists of long-standing single-family homes, so the neighborhood maintains an established feel. Most homes date back anywhere from the 1910s to the 1970s, so the landscaping appears vibrant and mature. A few condos along Cedar Street cost between $115,000 and $140,000, but most homes are single-family with cottage or ranch-style architecture. Three-bedroom homes range from $150,000 to $220,000, while four-bedroom homes reach up to $330,000.

Walking the dog at Highland Park or swinging racquets at Picklebarn
The neighborhood’s namesake park welcomes leashed dogs and invites neighbors to enjoy a volleyball game on a sandy court. Because the park includes picnic tables and grills, it’s not uncommon to see family gatherings on the weekends. Heritage Estates Park is another park in the community, but there are several more within a mile radius. “We have a lot of parks in the town, and there are a lot of rec opportunities because of the college. There’s a new ice pond that’s an arena for hockey, and there’s a pickleball place called the Picklebarn. Plus, there are artist opportunities in different areas, like the Makerspace, where a lot of people do crafts and get together,” says Donna Killion of Edina Realty, a local Realtor and lifelong resident of Mankato. With the university next door, Mankato Makerspace 3 miles away and Picklebarn 5 miles away, Highland Park remains a quick drive from the city’s recreational opportunities.
