A quiet lifestyle near the MSU campus
Bordered by the Minnesota State University’s Mankato campus, Jaycee Park mixes off-campus housing with single-family living. Sugar maples and evergreen trees surround homes but aren’t tall enough to block views of the water tower in the distance. Roads have a red hue because of the aggregate used in sealing the asphalt, a key step in protecting the surfaces from freezing weather. Paved paths line routes to the university, and cyclists ride along the edges of neighborhood streets. With multiple parks and cemeteries throughout its limits, Jaycee Park maintains a green feel despite the rapid influx of new houses. “Mankato and North Mankato are still expanding,” says Donna Killion of Edina Realty, a Realtor with recent sales in the community. “In that area, there are a lot of families and healthcare workers because of all the employment opportunities.”

Homes from the 1960s to today south of Glenwood Avenue
Since 1990, Mankato’s population has increased by over 40%, leading many areas that once saw minimal development to explode with new inventory. Some ranch-style and two-story homes are more 70 years old, but homebuilders continue to add new houses to Jaycee Park in subdivisions such as Parkway Place. “The newer houses are around the perimeter because Central Mankato is a lot of family homes that were built in the 1950s and 1960s,” Killion says. Older homes range from $230,000 to $365,000, while newly constructed properties cost between $400,000 and $475,000. Although several subdivisions have single-family homes in Jaycee Park, more than 70% of the neighborhood comprises apartment buildings. Buildings like Glenwood Terrace Apartments and Parkway Apartments are centered between Glenwood Cemetery and Mount Olivet Cemetery, keeping the area from feeling congested. The wall of trees and paved path along Glenwood Avenue are a testament to Mankato’s mission to keep the city’s natural beauty at the forefront, even as the university and major employers draw in new residents.

The neighborhood has several restaurants near the MSU campus, right off Stadium Road. The lamb shank biryani and kunafa cheese at Shawarmania Mediterranean Grill are top picks for takeout. Jake’s Stadium Pizza serves hot pies in a sports-themed restaurant with walls covered in Minnesota Twins and MSU Mavericks memorabilia. With the campus so close, chain restaurants like Chipotle and university staples like Weggy’s on Campus are less than a mile away. For groceries, the nearest option is Aldi, which is 2 miles away near the River Hills Mall – a shopping hub with over 70 stores and restaurants.

Citywide events for students and Mankato locals
Because of the MSU campus, events pop up throughout the city during the fall and spring semesters. The Old Town Mankato Day of the Dead is one of the most well-attended cultural events in the city, and its festivities take place along Riverfront Drive in October.
Mankato Area Public Schools and the second-largest university in Minnesota
Mankato Area Public Schools serve Jaycee Park, and all zoned schools for the neighborhood receive a B-plus grade from Niche. Students can start at Washington Elementary before heading to Prairie Winds Middle. From here, they can attend Mankato East High, which has a 93% graduation rate and includes after-school programs like VEX Robotics and Planetarium Production Club. Minnesota State University’s Mankato campus is the closest postsecondary option, as it borders the neighborhood. The campus has about 14,000 students and offers the only four-year aviation program in Minnesota.

Kickflips at Jaycee Park and figure skating at All Seasons Ice Arena
The neighborhood's name stems from the green space in its limits: Jaycee Park. The community hub borders Balcerzak Drive, the main road cutting through the center of the neighborhood, and features a playground, baseball fields and a skate park. This isn’t the only park nearby, however. Lion’s Park is also in the neighborhood, about a half mile south of Jaycee Park, and includes a dog-friendly walking trail, fishing lake and playground. For a taste of winter all year, All Seasons Ice Arena hosts open skate times, figure skating clubs and hockey groups right in the neighborhood at the corner of Balcerzak Drive and Monks Avenue.

Driving to Mankato Clinic or walking to MSU
The Mayo Clinic Health System campus and the Mankato Clinic are about 2 miles north, and Old Town Mankato is about 3 miles away. For trips farther out, St. Peter is 15 miles away. Jaycee Park is mainly a car-dependent community, but there are also alternatives to driving. There are bus stops right off Jaycee Court and on campus for trips to the mall or Old Town, and it’s common to see cyclists riding down Pohl Road. Sidewalks along Stadium Road also link Jaycee Park to the MSU campus.
Tucked away in beautiful pine and sugar maple trees sits the quaint Jaycee Park.
