Nestled between downtown and a sprawling park
Named for the sprawling park to its west and just a short drive from downtown Mankato, Sibley Park is a suburban haven with access to outdoor recreation. It’s also known for its strong education system, with several highly rated schools in and around the neighborhood. “It’s a wonderful community and a great place to raise kids,” says Shawn Neitzel, co-owner of Mom and Pop's, a popular local ice cream store nearby.
Homes huddle near Sibley Park
The neighborhood is bisected by U.S. Route 169, and all homes lie west of the highway near the park. Quiet, tree-lined streets separate the simple, manicured lawns of each residence. There is some walkability, but not all of the streets have sidewalks. Though some homes have driveways, many residents find parking along the street. Architectural styles include ranch-style and new traditional homes, some with Craftsman influence, and prices range from $130,000 to $260,000 on average. Newly constructed homes are also available for between $300,000 and $400,000.

The Mankato Public School District
The Mankato Public School District serves the residents of Sibley Park. Students can begin their education at Roosevelt Elementary School, which scores an A-minus on Niche. Dakota Meadows Middle School gets a B. Students can also attend Mankato West Senior High School, which ranks No.1 in Best Public High School in Blue Earth County while also receiving an A-minus on Niche.
Dakota Meadows Middle School enrolls 25% economically disadvantaged students.

Farm-themed fun at Sibley Park
The neighborhood's namesake, Sibley Park, is an extensive green space known for its sprawling garden beds, storybook farm-themed playground and animal farm. “There’s a lot of great things for young kids,” says Angie VanEman, co-owner of American Way Realty and life-long Mankato resident. “They have all kinds of animals — my son can go there and see peacocks, llamas, chickens and goats.” Residents can also fish at the pond or in the Minnesota and Blue Earth rivers that converge at the park. Hikers and cyclists can explore several loop trails, while anyone looking to host a party can check out the park’s gazebo or pavilion.

Nearby shops and a classic pizzeria
While there isn’t much in the way of dining within the neighborhood, residents won't have to travel far for a sit-down meal. Located on South Front Street, Pub 500 serves classic pub fare while offering happy hour, live music and patio dining. Pagliai's Pizza, the oldest pizzeria in Mankato, is a neighborhood staple offering Italian food along with beer and wine. For groceries, there's a Cub Foods located within the neighborhood on South Riverfront Drive. Additional restaurants, shops and businesses, including everything from government offices and salons to a movie theater and bar, are less than 2 miles away at Mankato Place Mall.

Getting around Sibley Park
Split by U.S. Route 169, Sibley Park residents have easy access to both North Mankato and downtown Mankato. There are two bus stops along Sibley Parkway with routes to Rochester, Minneapolis and the Minneapolis-St. Paul International Airport, which is about 80 miles northeast. Cyclists will find dedicated bike lanes along Poplar Street, while the off-street Minnesota River Trail provides a scenic route overlooking its namesake waterway.
Flooding is a risk
Flooding of the Minnesota River, especially around Sibley Park's grounds, is a perennial risk. A rail line and highway through the residential section, along with some industrial sites nearby, pose noise risks as well.
