Shingletown is a rural mountain community at the western foot of Mount Lassen and Lassen Volcano National Park. It’s 30 miles southeast of Redding, California — the perfect distance to feel deep in the wilderness but within an easy drive of the city. Full-time residents and weekenders come here for privacy among the Northern California forests, with easy access to hiking and skiing in the national park. Still, it’s close enough for a commute or grocery run in Redding.

Why Shingletown is a popular getaway from Redding

State Route 44 provides a direct link between Shingletown and Redding, but its proximity to the national park makes Shingletown feel far removed from city life. Many homebuyers are outdoorsy and enjoy being in the mountain forests with access to scenic summer hiking and winter skiing. “Residents are usually people looking to escape to a slower, quieter pace of life,” says Justin Cartwright , leader of the JCRE Team with Waterman Real Estate and a third-generation Shasta County resident. “There are also a lot of second homes here because it’s close enough to Redding for people to come for the weekend.”

Mountain cabins and what they cost

Most residents live in what’s called lower Shingletown, the area closest to the town center. “Lower Shingletown is below the snow line, so it’s easier for people who commute to Redding,” Cartwright explains. “Upper Shingletown is deeper in the park and gets more snow.” Lower Shingletown has secluded drives and larger communities, such as Shasta Forest Village. Most homes sit on a half-acre or so, but the forest provides plenty of privacy. Prices in lower Shingletown, from ranch-style homes on a half-acre to large lakefront cabins on multiple acres, range from the high $100,000s to the mid $600,000s. In upper Shingletown, many homes sit on 2 acres or more, whether they stand alone or are part of a community. Options range from small cabins to large newer homes in developments like Mount Lassen Woods, and cost from $60,000 up to the high $600,000s.

Things to do in Shingletown and Lassen Volcanic National Park

“Lassen Volcanic National Park is the big amenity, and Shingletown is right in it,” Cartwright says. The park is centered around Mount Lassen, also known as Lassen Peak, the world's tallest plug dome volcano. Lassen is active, but it hasn’t erupted in over 100 years. It towers over the surrounding forests, and its slopes provide miles of trails and a skiing area. Lassen Peak Trail is the most popular route to the summit, offering the most picturesque views, with a total distance of about 5 miles. The mountain gets about 30 feet of snow each year, so skiing is a big draw in the winter. Lassen doesn’t have lodges, lifts or carved out routes, so skiers and snowboarders go cross-country to their desired slopes.

Necessities at a few stores and restaurants

Residents typically stock up on substantial provisions in Redding, but Shingletown’s town center provides a few spots for simple shopping and a bite to eat:

  • Reed’s, a small supermarket and deli
  • Pioneer Hillside Pizza, a pizzeria that hosts live music in the summer
  • Shingletown Store, a convenience store with a hot food bar

Where in Shingletown is best for commuters

Shingletown’s distance from Redding has its pros and cons. For second-home owners, the 30-mile drive is an easy trip for an outdoor weekend getaway. On the other hand, full-time residents must make the drive for most of their shopping and other needs. Most commuting residents live in lower Shingletown because it’s closer to Redding and has a lower chance of getting snowed in.
