Thunder Rock brings master-planned living to Marble Falls

Thunder Rock is a growing master-planned community in the Texas Hill Country, sitting just over 5 miles from historic downtown Marble Falls. The mixed-use development is taking shape near the intersection of state Highway 71 and U.S. Route 281, with modern homes, recreational amenities and commercial space all in one central spot. That combination makes it a good fit for buyers who want an active Hill Country lifestyle without giving up small-town conveniences. If you're thinking about moving here, you'll also find Marble Falls ISD schools, plus easy access to nearby attractions like Lake Marble Falls and Horseshoe Bay.

New construction in Thunder Rock and how much it costs

This is a large-scale development planned for nearly 2,000 single-family home sites, along with close to 1,000 multifamily units and about 70 active adult units. D.R. Horton and Lennar are the primary builders, offering a mix of one- and two-story homes built in phases with different lot sizes. There is an HOA with monthly fees, and Prose Thunder Rock features one- and two-bedroom apartments for renters.

Pricing is a big part of Thunder Rock’s appeal. Homes generally sell from the lower $200,000s to the upper $300,000s, with a median sale price of around $300,000. That’s lower than you’ll find in nearby Hill Country master-planned communities like Lakeside at Tessera on Lake Travis. “We've got Lennar out there and D.R. Horton out there, and they are able to build an affordable home,” says Ruth Reed, broker and founder of Our House Real Estate. She adds that closing-cost assistance and lower interest rates can “help a lot of first-time home buyers be able to get into a home easier than into current existing construction homes.”

Planned amenities near Lake Marble Falls and Horseshoe Bay

Thunder Rock’s amenities are still taking shape. The development is planned to include a 26-acre city sports complex, a 10-acre recreation center and linear parks with nature trails along Flatrock Creek. Construction on the sports complex is already nearing completion. “Marble Falls is currently building a sports complex there, and they are going to have so many different things there, just baseball fields, soccer fields,” Reed says. “That is in the works now. It's just not 100% done yet.”

Beyond the neighborhood, residents are close to the outdoor attractions the Hill Country is known for. Lake Marble Falls and the Colorado River are close by, along with the golf courses that put Horseshoe Bay on the map. Natural attractions like Krause Springs and Longhorn Cavern State Park are also a short drive away. “It's definitely an active outdoor lifestyle, whether you like golfing or lake life type living,” Reed says.

Marble Falls public schools serve Thunder Rock

The Marble Falls Independent School District serves Thunder Rock. Students can attend Spicewood Elementary School, which has a B-plus rating from Niche, before heading to Marble Falls Middle School and Marble Falls High School. The district offers an Early College High School program that allows students to earn up to 60 hours of college credit and an Associate of Arts degree from Northeast Lakeview College.

A short drive to Marble Falls for shopping and dining

More than 200,000 square feet of commercial space is planned throughout the community. Thunder Rock is also close to the Shops at Flatrock Crossing, a new shopping center expected to open along U.S. Route 281. For now, most shops and restaurants are a short drive up the highway into Marble Falls, where you can run errands at Walmart, Lowe's and H-E-B. Head into town, and you can also stop by:

  • Boutiques: ReDid, Blair's Western Wear & Boutique
  • Restaurants: Blue Bonnet Cafe, River City Grille

Access to state Highway 71 and U.S. Route 281

You’re just minutes from state Highway 71 and U.S. Route 281. Thunder Rock is a car-dependent community, with state Highway 71 leading east toward Austin and U.S. Route 281 leading south toward San Antonio. Baylor Scott & White Medical Center – Marble Falls is just outside Thunder Rock, so residents don’t have to travel far for health care. Austin-Bergstrom International Airport is roughly 50 miles away, and the drive there usually takes around an hour.
