Southeast Cobb offers variety, community and convenience
Southeast Cobb encompasses a large portion of Cobb County’s east side. Residents here find tight-knit subdivisions where neighbors look out for each other, highly rated schools and a wide variety of housing options. Interstate 75, Truist Stadium and Cumberland Mall are on the community’s south side, giving residents proximity to Atlanta and some of Marietta’s best shopping and entertainment.
Single-family homes, condos and townhouses are available
Most of Southeast Cobb comprises leafy suburban subdivisions with single-family homes on manicured grass lawns. Near the heart of the community is East Cobb, a popular, large collection of subdivisions where some of Marietta’s best schools are located. Teresa Gale, a Realtor with Keller Williams Realty Atlanta North who lives in East Cobb and sells throughout the Atlanta area, says the schools are the main draw to East Cobb, but there are many other pluses to living there. “[It’s] super safe, there’re tons of green spaces. The kids go out on their bikes and the neighbors look out for the kids. There’s an East Cobb Moms’ Facebook group and everyone shares everything. If someone loses something or is in need, everyone helps,” she says.
While much of Southeast Cobb is suburban, there are parts that feel a little rural, with homes surrounded by tall trees, and parts that feel more urban, with condo and townhouse complexes sitting in commercial areas, especially on the south side near I-75. As a result, home styles vary widely. Single-family homes range from standard ranch-style, split-level, Colonial Revival, Cape Cod and New Traditional to sprawling custom estates and eclectic 1970s and ‘80s-era contemporary builds. For smaller two-, three- or four-bedroom homes, prices range from $320,000 to around $650,000. Large four- and five-bedroom custom homes range from $700,000 to $2.5 million. Condos and townhouses range from petite one-bedroom units to large, luxury three- and four-bedroom properties, priced between around $180,000 to almost $1.3 million. HOA fees vary by subdivision and often include access to community clubhouses, pools and events.
Kids attend A-rated schools, including Walton High
The Cobb Schools district serves the area, rates an A on Niche and offers school choice through magnet programs, open enrollment transfers, and limited out-of-district options. Magnet seats are highly competitive, and transfers hinge on available space. Kids can attend A-rated Sope Creek Elementary, A-rated Dickerson Middle and A-plus-rated Walton High. Walton High’s baseball team won the Georgia Athletic Directors Association’s Director’s Cup title for the 2024-25 school year. There is also a mix of faith-based, Montessori and preparatory schools in and around the community.
Mabry Park and Bishop Lake are popular outdoor destinations
Mabry Park sits at the top of the neighborhood and is a large green space with picnic pavilions, a playground and a walking trail. The Lynne and Charlie D'Huyvetter Nature Preserve runs along Bishop Lake and is a popular destination for bird watching, walking and hiking. Some subdivisions have community recreation centers with pools and tennis courts. Golfers can join the private Indian Hills Country Club, which also offers, tennis, pickleball and pools. The Chattahoochee Nature Center is nearby and has trails, exhibits and programs.
Big shopping centers offer popular stores and restaurants
Multiple shopping centers are in and near the community. Avenue East Cobb and East Cobb Crossing are two major retail centers located at the intersection of Roswell Road and Johnson Ferry Road. Residents head there to pick up groceries at Whole Foods and Trader Joe’s and shop at stores like Target, Pottery Barn and Michaels. Dining options are plentiful, from popular national and regional chains to cozy local spots. Gale says one of her favorite restaurants is Reveille Café near Sandy Plains Road. “It’s a breakfast place and I love it. They’re so nice there; the servers, the management, everyone. The food is always good, no matter who is cooking it,” she says.
Near the neighborhood’s southern tip is a bustling retail hub near Interstate 785 and I-75. There, locals head to Cumberland Mall for indoor shopping at stores like Apple and Sephora, and Akers Mill Square, a large shopping center offering big box stores and chain restaurants like Whataburger and KPOT, which serves Korean barbeque and hot pot. Near the shopping centers are the Cobb Energy Performing Arts Center, which has concerts, stand-up comedy and kids’ entertainment, and Truist Park stadium, home of the Atlanta Braves.
Popular food festivals and holiday traditions in East Cobb
The Taste of East Cobb is one of the biggest local events, drawing crowds each May to enjoy samples from the area’s restaurants. Avenue East Cobb has a Christmas event near the end of November that has a tree lighting ceremony and a visit from Santa.
CobbLinc buses and major roadways keep residents moving
Major thoroughfares include Roswell Road, Johnson Ferry Road and Shady Pines Road. All connect to nearby communities. Johnson Ferry Road connects to the closest hospital with an emergency room, Emory Saint Joseph’s, not far from the neighborhood’s east side. CobbLinc buses run near the neighborhood’s southern tip. Hartsville-Jackson Atlanta International is about 35 miles from the center of the community.
