Shady Hills' subdivisions and access to Matter Park
In the northwest corner of Marion, Shady Hills is a collection of subdivisions built from the 50s through the past few years. With Five Points Mall on this side of town, northern Marion used to be a more commercial hub before Marion built up the supermarkets along Western Avenue, according to broker Sally Jenks with RE/MAX Realty One. With most people heading south for their shopping and dining, northern neighborhoods like Shady Hills became more residential. Compared to Marion's eastern and southern neighborhoods, homes here tend to be newer and properties bigger. Further, residents are on the same side of the river and town as Matter Park—Marion’s major recreational space where people across the city go to get outside.
New Traditional and ranch-style homes throughout Shady Hills
All along Chapel Pike, subdivisions branch off from this thoroughfare, creating private little pockets of residential housing between churches and cornfields on Marion’s outskirts. Each entrance has a different design, from a median lined with trees to the two man-made lakes outside The Lakes subdivision. Sidewalks run down most of the communities here, with trees shading sidewalks in more established communities like Greenfield Estates, where ranch-style homes date back to the early 70s. Meanwhile, subdivisions like Crane Pond feel more open, with freshly planted saplings sharing lawns with New Traditional homes. Up by Matter Park, trees hug Overlook Drive, with driveways disappearing into the trees and homes hidden by the brush. Communities closer to Marion’s outskirts often come with more land, offering a quarter to half an acre of land, while those looking for less space can settle into the condo communities closer to the commercial parts of Shady Hills, like Highland Hills. Condos and ranch-style typically sell between $100,000 and $250,000, while New Traditional and Colonial Revival homes can range between $350,000 and $600,000.

Early high school credit for Marion middle schoolers
Depending on what side of Wabash Avenue families live on, students can attend one of two Marion kindergarten through fourth grade elementary schools. Those on the western side of Wabash go to John W. Kendall Elementary School, which receives a C-plus from Niche. Meanwhile, those on the eastern side of the thoroughfare attend Riverview Elementary School. NIche gives Riverview a B-minus. Both elementary schools feed into Justice Thurgood Marshall Intermediate School for fifth and sixth grade, which receives a C-plus ranking. With a C ranking, John L. McCulloch Junior High School lets students take advanced high school credit classes, where they start earning their required high school credits early. Marion High School earns a B ranking.

Strolling along the Mississinewa Riverwalk
Spanning 101 acres, Matter Park is Marion’s largest recreational space, drawing residents from all over the city to Shady Hills. The walking trail winds around the various amenities, like the eight tennis and six pickleball courts, while kids can play on the playground. “The playground area is gated so moms can put the kids in and go walk around the pond,” says broker Kayla Poling with F.C. Tucker Realty Center. “You can do laps around the pond and get your steps in, but you can still watch your kids.” The butterfly gardens feature over 7,000 annual plants with painted butterfly statues and fountains throughout. “A lot of people rent the butterfly garden for events,” Poling says, also adding that this is the spot people come to for wedding and prom photos. Those wanting to take a stroll or ride their bike can head down the Mississinewa Riverwalk, stretching for 2.5 miles along the river from downtown to Matter Park. On days better spent indoors, the AMC Classic is also on this side of town, located in Five Points Mall.
Matter Park offers a free disk golf course to Shady Hills residents during all 4 seasons.
Those Shady Hills residents wanting to take a stroll or ride their bike can head down the Mississinewa Riverwalk, where odds are high for geese sightings.

Matter Park's Fall Festival and Walkway of Lights
With Matter Park so close, residents can easily attend the events hosted there. In October, Marion Fall Festival celebrates autumn with live music, a fall-themed market of local vendors and s’mores around a bonfire. For the winter holidays, the city decks out Matter Park in over 2 million lights, creating the Walkway of Lights. Visitors can walk through the lit pathways or drive through instead. Over in the neighboring town of Fairmount, the James Dean Festival celebrates the Grant County-born-and-raised actor with a vintage car show, lookalike contest and screenings of his movies.
Five Points Mall's chain restaurants and supermarkets
While most of Marion heads south to Western Avenue for groceries, Shady Hills residents have Needler’s Fresh Market in its southeastern corner, part of Northgate Shopping Center. Ruler Foods is just over 1 mile away, in Five Points Mall. Most of the eateries here are chain restaurants, like Subway, Applebee’s and Long John Silver’s. While not in Shady Hills, Don’s Tap is on the northwestern side of Marion, offering standard pub food like fish and chips and sandwiches. Patrons often sit on the back patio, outfitted with shade-giving umbrellas and a fire pit for cooler days. In Downtown Marion, The Train Station Pancake House serves pancakes and crepes at breakfast and sandwiches and steak at lunch and dinner.
Ruler Foods is conveniently located close to Shady Hills.
The Green Olive Pub is a popular Marion bar just across the river from Shady Hills.

Taking the bus or the riverwalk to downtown Marion from Shady Hills
While residents can take strolls around their individual subdivisions, most residents will need to use their cars or buses to get around. The Marion Transit System’s General Motors/Northeast line stops along Wabash Avenue and Huntington Road, linking residents with the mall and Marion Health Family Medical Center, 2 miles south. Residents can also take the bus or drive along Wabash Avenue to downtown Marion, about 1.5 miles away, though the riverwalk also links Shady Hills with downtown. Beyond Marion, Indianapolis International Airport is 93 miles from Shady Hills.
