Marshfield Center is the core of a small beach town on Massachusetts' South Shore. In addition to being minutes from the coastline, Marshfield Center’s well-rated schools, variety of suburban housing options, and entertainment like the annual Marshfield Fair make it a favorable place for families and beach lovers. “It was a vacation destination, but as time went on, people decided it was no big deal to drive to Boston, and people germinated down here,” says John Farraher, broker at Molisse Realty Group and Marshfield resident for over 50 years. “People want a piece of land, better schools and better opportunities.”

Year-round residences include apartments and secluded single-family homes
Because Marshfield Center isn’t immediately along the town’s coastline, there are more permanent residences in this part of town than seasonal rentals. Housing in Marshfield Center ranges from apartment complexes off main roads to single-family properties off quiet, wooded streets. Single-family properties typically range from $400,000 to over $1 million. Homes on the lower end of the price range include smaller ranches and cottages, while spacious, contemporary homes built between the 1990s and 2010s represent the higher end.

Rexhame and Green Harbor beaches are just east
Locals surf, boogie board, walk their dogs and layout at local spots like Rexhame Beach and Green Harbor Beach, both about 6 miles east of the neighborhood. Marshfield residents can purchase beach parking passes through the town, as parking is limited during the peak season. Large swaths of preserved natural land and the North River nearby offer more opportunities for wildlife spotting, boating and hiking, and the Marshfield Playground and Uncle Bud Skatepark are in the neighborhood. The private, member-owned Marshfield Country Club also has 18 holes of golf in Marshfield Center.

Well-rated schools and plans for a new vocational campus nearby
Marshfield Public Schools have an overall grade of A-minus from Niche. Kids living in the town’s center often begin at South River Elementary, which has a B-plus grade, before continuing to A-minus-rated Furnace Brook Middle and B-plus-rated Marshfield High. The high school opened in its new building in 2014, and in January 2025, Marshfield and other South Shore towns approved a proposal to construct a new South Shore Regional Technical School. Neighboring towns have private, K-12 schools such as the A-rated South Shore Christian Academy and B-plus-rated Calvary Chapel Academy.

Local restaurants on Ocean Streets and waterfront spots nearby
Ocean Street has several local businesses, including Levitate, a trendy surf shop that also hosts music festivals and summer camps, and the Corner Cafe, a relaxed breakfast spot serving stacks of pancakes and breakfast sandwiches. Ocean Street also has a Dollar Tree and CVS Pharmacy, and Star Market is just off Snow Road. “Most of the shopping is not in the town center,” Farraher says. “If you want to expand, you go to Hanover. That’s where you find your malls.” Locals can also enjoy seafood on the North River at Roht Marine, 5 miles north, or on the beach at 291 Ocean Street, 6 miles east. As a coastal town, some properties in Marshfield, including Marshfield Center, can be affected by flooding.

Marshfield Fair and farmers market
One of the town’s most popular events is the Marshfield Fair off Main Street. For 10 days each year in August, Marshfield lights up with carnival rides and performances, and exhibitors show off livestock, produce and handmade goods. The event attracts about 150,000 people annually. The fairgrounds are also home to Marshfield’s farmers market and Levitate Music & Arts Festival.

Commuting to Boston on Route 3 and the Greenbush Line
Boston’s city center is 30 miles northwest of Marshfield Center. “When Route 3 was built, that opened up all of this area [for commuters]," Farraher says. Commuters can also park in Scituate, Marshfield’s neighboring town, and take the Greenbush commuter line into Boston’s South Station. The train takes about an hour. “People do commute, and a lot of them don’t like it,” Farraher says. “But it’s not that big of a deal to drive from Marshfield to Scituate.” In addition to major employers, Boston is also home to Massachusetts General Hospital and Boston Logan International Airport.
