Mascotte has maintained its reputation as a small agricultural community for more than a century; but with Lake County’s recent growth, this little farm town has shifted towards a new suburban future. Over the last five to ten years, residential and commercial developments have gradually started to replace the area's once-rural farmlands. Today, Mascotte's neatly organized subdivisions sit on the far west edge of South Lake County at the crossroads of SR 33 and SR 50. When describing the neighborhood’s appeal, Mascotte’s City Manager emphasizes its prime location. “You can enjoy all the big city amenities here without sacrificing the peace and quiet of small-town living,” Annamarie Reno explains.

New housing developments around SR 50

Currently, most of the neighborhood's organized subdivisions are concentrated around SR 50 on the east side of town, but a recently approved redevelopment plan will expand housing further west into Mascotte. These HOA-run communities feature craftsman-style bungalows packed neatly along sidewalk-lined streets. Screened-in back patios and glass-covered pools offer these residents a pleasant escape from the hot Florida sun. Older ranch-style homes offer a wonderfully secluded lifestyle in the rural woodlands of west Mascotte. While the city is projected to double in size over the next decade, Reno says it's not too late to find an affordable home in Mascotte. "The city's low housing prices and property taxes make it an ideal location for first-time homebuyers or anyone who wants to stretch their budget further." Most three-bedroom bungalows list between $250,000 and $450,000 in Mascotte, but some multi-acre estates can cost up to $650,000.

Agrotechnology programs at South Lake High School

Children attend highly-rated Lake County public schools, all of which score an overall B-minus on Niche. Parents can walk their preschoolers to Mascotte Charter School. As a ‘school of choice,’ Mascotte Charter offers flexible programming to suit each student’s individual needs. Sixth graders can take the 10-minute bus ride to Gray Middle. This top-rated school offers a high-quality after-school program through its partnership with the Central Florida YMCA. Only 10 minutes further down the road, South Lake High School offers an extensive career and technical education program where students can explore careers in agrotechnology and the culinary arts.

East Meyer Boulevard is a downtown thoroughfare

Central Florida’s main arterial thoroughfare, SR 50, runs east-west through the center of Mascotte. Known locally as East Meyers Boulevard, this central highway forks into SR 33 at the town's only stoplight. From here, residents can head north on SR 33 or hop on the local LakeXpress bus line to access eastern Lake County. Mascotte's rural residential streets may feel far from any big city, but Orlando's downtown business district and the airport are less than an hour's drive away. Even closer to town, South Lake Hospital is just 20 minutes from Mascotte.

Enjoy a homestyle breakfast at Roanbow Family Restaurant

Most residents shop for groceries and household staples at the Publix Supermarket in West Minneola. On the 10-to-15-minute drive back to Mascotte, shoppers can stop by Indian Hills Produce and Billy’s Meat Market in Groveland. Back home, Mi Guanajuato is the best place to find authentic Mexican groceries and made-to-order tacos. Hunt Brothers Pizza & Fast-Stop is just across the street, selling convenience-store essentials and hand-tossed pizzas. After Sunday church service, residents look forward to catching up with neighbors over a homestyle breakfast at the locally-owned Rainbow Family Restaurant. Familiar fast-food chains and national retailers can be found further east in Clermont.

Miles of hiking trails at the Richloam Wildlife Area

Parents walk their little ones to play on the colorful slide towers at the Mascotte Civic Center. In the new Sunset Lakes Estates subdivision, a smaller playground sits next to the freshly paved basketball courts at Palmetto Drive Park. The Park Road Complex, just a couple miles down the road, hosts local Little League games every Saturday during the fall. Residents can enjoy year-round boating and fishing at Lake David Park. More prime fishing spots and miles of scenic hiking trails are found along Mascotte’s west border in the Richloam Wildlife Area.
