A Cincinnati suburb anchored by a namesake lake
At the center of Landen, a suburban neighborhood that spans 5 square miles in Warren County, Ohio, sits this community's namesake lake. The 60-acre, man-made body of water is populated with largemouth bass, catfish and bluegills, and it's not uncommon to spot bald eagles sailing above the trees. Access to the lake is limited to the neighborhood's residents and The Landen Farm Community Services Association (CSA)—one of the area's largest homeowners associations, responsible for nearly 2,500 properties—has worked to bring Landen from the rural farming community it once was to a coveted lakefront neighborhood with curb appeal. "Landen is a neighborhood with smaller little sections," says Realtor Susanne Anton with Sibcy Cline, who has been working in real estate in the Cincinnati area for over 30 years. There are over two dozen subdivisions here, comprised of everything from townhouses to multi-story single-family homes, and U.S. Route 22 divides it diagonally, also acting as its primary commercial thoroughfare. Downtown Cincinnati is 25 miles southwest, and it's common for residents to commute to work in the mornings along Interstate 71.

A mix of single-family homes, townhouses and waterfront properties
According to Anton, Landen has a variety of architectural styles. "Buyers will find large homes with dock access near the lake, then pockets of your classic four-bedroom, two-story homes and a good deal of ranch-style homes as well." Mid-century style houses on the western edge of the neighborhood near Interstate 71 typically hover between $300,000 and $400,000, while townhouses and condo units often cost under $300,000. Single-family, Traditional homes in post-2000s subdivisions can sell for anywhere between $400,000 and $800,000, and price points are often dependent on lake access. "Some homes right on the lake with dock access are even going for over $1 million," says Anton, and many feature large-scale windows that look out onto the water. In Landen, it's common to find two or three-car garages and mature trees shade well-maintained lots, usually over a quarter acre in size. The CSA votes on exterior change applications in partnership with the Design Review Board (DRB). Or in Lindholm's words, "Everyone has to abide by the Landen CSA regulations, but individual condo associations can have even more strict guidelines like paint color." HOA fees vary depending on the community, but monthly dues often include services like snow removal, landscaping and pool access.

Recreation around Laden Lake and trails connecting subdivisions
According to Jasmin Lindholm, senior association manager with the East Cincinnati District Office, "Landen Lake is the central point of the community. Boating on Landen Lake is for residents only. Landen does not allow any boats over 20 feet or gas-powered engines." Boats are registered with the CSA, adds Linholm, and catch-and-release fishing is permitted for residents in select areas. Every year on Labor Day, the Island Recreational Association and Landen CSA collaborate on a fireworks show over the water. There are approximately 15 miles of paved trails throughout Landen connecting its various communities to one another and the Little Miami Scenic Trail—which extends close to 80 miles throughout several townships—is also nearby. At Landen Deerfield Park, which, at nearly 100 acres, is the neighborhood's largest, is where residents will find hiking and mountain-biking trails, a fishing pond, a playground and athletic facilities. Youth soccer teams practice at Craig Minard Memorial Park and the Countryside YMCA Landen both have a full fitness center and indoor pool.

Project Lead the Way at Kings High School
Landen students can attend the Kings Local School District, beginning at J.F. Burns Elementary, which serves kids from kindergarten through fourth grade. Fifth and sixth graders enroll at Columbia Intermediate School before heading to Kings Junior High School through ninth grade. Students then complete Grades 10 through 12 at Kings High School. All four schools earn an A-minus rating from Niche, and Mars Hill Academy—a nearby private option—also has an A-minus grade. Kings Local School District is ranked among the top 8% in the country and Kings High School has a four-year 'Project Lead the Way' biomedical science program, where they can learn about everything from pharmacology to diagnostics. There are also several design labs at the school in areas like fashion and architecture.

Retail along U.S. Route 22
Most of Landen's shopping and dining is concentrated along U.S. Route 22, where residents will find chain eateries like Sonic and Domino's, as well as regional establishments like Buck's Tavern, where the walls are decorated with deer antlers and nachos come loaded with sour cream. Lindholm also highlights Leon's Mexican Grill and Mac's Pizza—which she says are "a walk away" for many—as additional favorites. Emir's Farm Market, also along Route 22, sells Halal meats, imported goods and prepared foods, and others shop for groceries at the Kroger in Landen Square, drive to the Samarkand Food Market in the Kings Mall Shopping Center, or stop by Costco in Waterstone Center. On Saturday mornings in the summer—and on select Saturdays in the winter—vendors sell fresh produce in Kingswood Park, directly west of Interstate 71 just outside of Landen.

Metro public buses and Interstate 71 to Cincinnati Park
Metro, Southwest Ohio's public bus system, offers service throughout the Cincinnati area, including in Landen. Stops are primarily concentrated along Route 22—also known as Montgomery Road—and Columbia Road. Interstate 71 leads to Queen City, approximately 25 miles away, and the Cincinnati-Northern Kentucky International Airport is just under 40 miles from Landen, also via I-71. Along with hosting monthly meetings, Landen's CSA also plans annual events like a Halloween and wintertime holiday decorating contest. "Sub-community associations periodically host events such as boat parades," adds Lindholm, and Deerfield Township and the Arts Alliance partner to welcome the Cincinnati Pops Orchestra in Cottell Park. Residents also enjoy proximity to Kings Island Amusement Park in Mason, which has been a regional attraction popular with locals and out-of-towners alike since the early 1970s. It's home to a model of the Eiffel Tower, 15 rollercoasters and a waterpark; and the park draws in additional crowds in the fall for Halloween Haunt.
