Mature forests surround Massanutten, offering this small, rustic community the kind of seclusion rare for a place this convenient. Named for the popular four-season resort, Massanutten is 15 miles from Harrisonburg, a major employer, and about 8 miles from Elkton and its vibrant downtown. The area has become increasingly popular for vacation rentals, but there are still full-time residents. “The taxes are ridiculously low — lower than Harrisonburg,” says Realtor Jeff Konstant, Massanutten Realty. “For all the area has to offer, the cost of living is pretty darn reasonable.” Konstant, who has more than 25 years of local experience, says the county has a diverse economy. “We have Merck Pharmaceuticals, Molson Coors, universities and of course, the resort,” he says.

Hot housing market for investors
The median home price in Massanutten is about $500,000, compared to $340,000 in Harrisonburg. According to Konstant, property investors looking to buy vacation rentals have contributed to home values that have nearly doubled since 2021. “Most people are still primary residents, but the dynamic has shifted in the last few years,” he says. “Every home that has been newly constructed has been five or six bedrooms.” Single-family homes are from the late 20th century through the present day, set along quiet, tree-lined roads in small subdivisions without sidewalks. Craftsman-style homes and new traditional cabins are common; larger properties often include features like decks, private pools and hot tubs. “We’ve got water and sewer, not wells and septic,” Konstant says.

Academic opportunities at Rockingham County Public Schools
Massanutten is part of Rockingham County Public Schools, which serves about 11,500 students and earns a B on Niche. In 2025, the system partnered with James Madison University and Blue Ridge Community College to create a lab school, which offers high school students the opportunity to explore career disciplines through project-based learning and higher education support.

Four-season fun at Massanutten Resort
Massanutten Resort offers two 18-hole golf courses, six swimming pools and 14 trails for skiers and snowboarders of all skill levels. “The major attractions are the ski slopes and golf course,” Konstant says. “We’ve also got a mini-golf course, tennis courts, bumper carts — things of that nature.” Hikers and mountain bikers can explore over 30 miles of trails through the Western Slope, where birders may spot European starlings, tree swallows and red-winged blackbirds. Folks can also kayak, canoe and tube down the Shenandoah River; other resort highlights include ice skating, horseback riding and trout fishing in Hopkins or Painters Pond.

Resort dining and essentials in Elkton
Shopping in Massanutten is mostly limited to the resort. The General Store sells ski gear, snacks and sundries, and there’s a coffee shop inside for a hot latte. Campfire Grill offers a breakfast buffet, while Virginia BBQ & Pizza Co is a laid-back spot for wood-smoked pulled pork. Base Camp offers mountain views, bar and comfort food. On Wednesdays from May through August, the Massanutten Farmers Market includes live music, artisan crafts and locally sourced produce, meats and dairy. Food Lion and a handful of fast-food eateries are 6 miles away. And there are dozens of locally owned restaurants in downtown Elkton.

Resort festivals throughout the year
The resort has a packed calendar of daily activities, such as wine tastings, movie nights and cooking or art classes. There are also annual celebrations, like Snow Moon Fest in February, which includes a Krispy Kreme doughnut-eating contest, the 4K on the Fairway race and DJ sets. In May, ValleyFest features country and acoustic musicians, food trucks and a wine and beer garden, while Rock the Ridge in August celebrates '80s rock with AC/DC and Van Halen cover bands.

Getting around Massanutten and road maintenance
U.S. Route 33 borders Massanutten, granting easy access to Harrisonburg, 15 miles away. “We have this fantastic road system,” Konstant says. “If there’s snow, you’re not getting to Bryce Resort because you’re relying on the county to clear two-lane roads. We have four-lane roads, and the state keeps them wide open. No point in having a ski resort if you can’t get to it.” Sentara RMH Medical Center is 13 miles away, and Dulles International Airport is 107 miles away.
