Rural living with city access in Meadow Glade
Open fields and wooded groves sit between the residential streets of Meadow Glade, a rural, Clark County community on the western outskirts of Battle Ground. Spacious lots and quiet streets are within reach of downtown Vancouver and nearby businesses. “Meadow Glade is unique in that it has a rural feel but really great city access,” says Peter Cutile, a local real estate agent with Parker Brennan Real Estate. “Commuters can drive to Vancouver in less than 30 minutes, and you have the shopping and amenities of Battle Ground right next door. The area draws in families because of its small-town feel. A lot of people like to get involved in the community and make a point of getting to know their neighbors.”
Large lots and quiet residential streets
The area’s streets are lined with ranch-style homes, Colonial Revivals and modern traditional builds, most of which were built between the mid 1900s and early 2000s. Meadow Glade offers spacious properties compared to Battle Ground and other Vancouver-area suburbs, with lot sizes ranging from around a half acre to over 5 acres. Quaint cottages and fixer-uppers range from $430,000 to $460,000, while larger, move-in-ready homes can go for $610,000 to $1.5 million, with prices increasing with square footage, modern upgrades and property sizes.
Expansive natural areas and a local saddle club
Just east of Meadow Glade, the Salmon-Morgan Creeks Natural Area has over a mile of trails that wind through old-growth forests and open meadows. The trails connect to the 118-acre Gordy Jolma Family Natural Area, which has an additional 3 miles of trails on what was once an 18-hole golf course. Daybreak Regional Park is a short drive north of the community on the East Fork Lewis River with picnic tables, play equipment and a boat launch popular among local kayakers. On the south side of town, Lucky Minkler Memorial Dog Park has around 8 acres of open fields and a half-mile trail. Meadow Glade is also home to the Clark County Saddle Club, a member-owned equestrian facility with practice facilities, weekly roping and barrel racing practices and a trail course.
Career-based learning at Prairie High School
Kindergarten through fourth graders can attend Maple Grove primary school, which earns a B overall grade from Niche. Laurin Middle School receives a B-minus and offers the LEGO Summer Academy, where students earn skills in grade-level reading, basic computer science, math and more through hands-on activities. The B-rated Prairie High School partners with the Cascadia Technical Academy, where 11th and 12th graders can take career-based courses while earning college credit and industry certifications. The academy has 18 different career programs, including aviation technology, forest management and criminal justice.
Columbia Adventist Academy is a private religious school serving Kindergarten through 12th-grade students and scores an A-minus grade from Niche.
Accessible shopping in nearby Battle Ground
Battle Ground has a variety of eateries and shopping centers within minutes of Meadow Glade. Sweetly Bakery & Coffee Bar serves specialty espresso drinks, breakfast sandwiches and baked goods, from cupcakes to lemon bars. Pita House is a local favorite serving Mediterranean fare from falafel sandwiches to lamb shish kabobs. Everybody’s Brewing offers over 20 rotating beers on tap and pub fare and hosts weekly live music performances. Walmart, Safeway and Fred Meyer are all nearby options for groceries and essentials.
A short drive to Vancouver and Portland
Drivers can reach downtown Vancouver, around 14 miles southeast, via Northeast 179th Street and Interstate 5. Portland International Airport is roughly 17 miles south.
