Meadowbrook may technically be a census-designated place with over 9,000 residents, but Rachel Mooney says, “it’s really a giant neighborhood.” A Meadowbrook resident and real estate agent with ARC Realty, Mooney says, “You’ll run into people you know from school at the grocery store and catch up with friends at church on Sundays.” Immediately west of Oak Mountain State Park, the community also offers direct access to a variety of outdoor recreation. “We constantly see all kinds of wildlife in our backyards. It’s like you’re living in an extension of the park,” she says. Despite its rural surroundings, Meadowbrook is less than 15 miles from one of the largest cities in Alabama. “A lot of people here work at UAB Hospital in Downtown Birmingham, and Blue Cross-Blue Shield is another big employer about 20 minutes away,” Mooney says. “The schools are also a huge deal because they consistently ranks as some of the top schools in the state.”

Diverse range of homes at "premium prices"
The median sale price in Meadowbrook is $420,000, about 25 percent more than Birmingham’s median price. “People definitely pay a premium to live here,” Mooney says. Still, prices can vary depending on the home type and its condition. Most of the single-family houses were built between the 1980s and ‘90s. Condos and townhomes near the community’s northwest corner can list closer to $175,000. “If a house is totally updated, the price will skyrocket because everyone’s going to want it,” Mooney says. Homes that haven’t been touched since they were built “will take a bit longer to sell,” she adds, “but it’s rare that you’ll see anything sit on the market very long here.”

The Shelby County School District is split into seven school zones, and Meadowbrook students attend Oak Mountain schools. Though the district earns an overall A-minus on Niche, each school in the Oak Mountain pipeline gets a solid A. “A lot of the homebuyers grew up here and now they’re moving back with they’re little kindergarteners,” Mooney says. “They want them to have the same great experience they had in the Oak Mountain School zone.”

Hiking, fishing and kayaking at Oak Mountain State Park
Over 100 miles of nature trails wind through Oak Mountain State Park, immediately south of Meadowbrook. As Alabama’s largest state park, it has multiple camping sites that attract thousands of annual visitors. But it’s not just tourists who enjoy Oak Mountain’s recreation. Mooney says, “You see people you know out there on the trails all the time.” Along with hiking, the park features multiple lakes with kayaking and fishing opportunities, and an 18-hole golf course. Two of the lakes have public beaches, where “a lot of families go to hang out in the summer,” she says. Sand volleyball courts and a small fishing lake are on the other side of Meadowbrook at Veterans Park. The local little leagues compete right next door at the Spain Park Sports Complex.

Mooney says, “You’ve got a couple of major ways to get into Downtown Birmingham,” with U.S. Route 280 to the east and Interstate 65 just west. The Birmingham-Shuttlesworth International Airport offers daily direct flights to 13 U.S. cities.
