New construction homes for different budgets
The subdivisions have distinct architecture and price points, although parks, sidewalks and lake views are the common threads. Viera Builders started building here in 2015, and construction continues today. Reeling Park features two-story Spanish Colonial-style properties, which resemble Saint Augustine architecture. They feature private courtyards instead of backyards. Seville, Valencia and Stonecrest are upscale, gated subdivisions with larger lots and estate homes with upgrades such as custom swimming pools. Homes are also equipped with gas ranges and outdoor gas kitchens. "You get those things that are not always available in newer communities," Crockett says. Prices start around $370,000 and go up to $1.4 million, depending on the subdivision.Fitness and relaxation at Addison Village Club
The 10-acre, 11,000-square-foot Addison Village Club is large enough to accommodate the area's nearly 11,000 residents. "It's all about the lifestyle here," Saunders says. The clubhouse features indoor sports courts and multi-purpose meeting rooms, while the outdoor complex features two pools, six tennis courts with stadium seating, two pickleball courts, two bocce ball courts and leisure pavilions. There is a separate family pool with a bucket drop and a lap pool with 25-meter lap lanes. Walking trails and green spaces are spread throughout the area. La Roca Park features an outdoor roller hockey rink, rock wall and open space.Brevard County Schools earn high marks
Families are drawn to the A-rated Brevard County schools. Students on the neighborhood's east side can attend Quest Elementary School, which gets an A-minus from Niche, while students on the west side can attend the A-rated Viera Elementary School. The district is in flux as the population grows. It opened Viera Middle School in the 2024-2025 school year. It doesn't yet have a Niche grade. Viera High School earns an A-minus. Teens can earn industry certifications through the Academies of Communication, Art and Design, and Business and Finance. The school also has designated golf cart parking for students. "If you drive by the high school, you'll see almost as many golf carts as cars," says Dana Saunders, Realtor with Keller Williams Realty and Viera resident since 2006.Residents build community at the clubhouse
The social calendar is full of daily club meetings, special events and fitness classes at the clubhouse. "They always have things going on that help people congregate together," Crockett says. Residents can join the wine and book club, Latino social club and poker club. Some events are geared toward kids, such as the Back to School Bash, which features bounce houses, food trucks and a live DJ. Others include craft fairs, monthly food trucks and arts and crafts activities.Pedestrian pathways and interstate access
Residents get around by foot, bike or golf cart on the multi-modal trail network. The neighborhood's Cove communities are known for their winding streets, which help to slow down traffic. The community offers nearby highway access, with Interstate 95 bordering the east side. Both I-95 and U.S. 1 lead toward Melbourne, about 16 miles south. Melbourne Orlando International Airport offers nonstop service to Pittsburgh, Allentown, Cincinnati, Charlotte, Atlanta and Minneapolis. Health First Viera Hospital is centrally located in the neighborhood and provides various specialty services.Upscale shopping at The Avenue, and the options are expanding
Shops and restaurants abound at The Avenue, an open-air mall with a movie theater and retailers such as Loft, Lululemon and Bed, Bath & Beyond. Twenty-eight North Gastropub serves elevated pub food such as charcuterie boards and fish and chips. The retail and restaurant scene is also growing here. A new Publix Supermarket opened in 2024, and a new Costco opened in 2021. Urban Prime, another new addition, combines a marketplace and upscale restaurant serving pasta, steak and seafood.Higher elevation helps deter flooding
Hurricanes are often a reality between early June and late November. But Viera's higher elevation makes it less prone to flooding. Additionally, Addison Village is on the same electricity grid as Health First Viera Hospital— an advantage during power outages, according to Crockett. "Because the hospital needs to be functioning all the time, whenever there is a storm, the electricity is back up pretty quickly," he says.
