Suntree has several subdivisions, some situated along golf courses or preserves and offering shared neighborhood amenities. Compared to some cohesive new construction communities, "Suntree's homes have larger lots, and they're a little more unique than what you can find in Viera," Saunders says. Development flourished here between the 1970s and the '00s, consisting of townhouses, condominiums, apartments and single-family homes. Options include brightly-colored villas, mid-sized ranch-style homes and sprawling luxury estates. The median single-family home price is around $560,000, and prices jump above $1 million for the luxury properties on the community's south side. The Suntree area has one master HOA, though some subdivisions have additional dues. Older trees add to the mature vibe on the various winding streets.Residents prepare for hurricanes from June through November. According to FEMA maps, homes around the area's lakes may be susceptible to flooding.
Career preparation at Brevard County schools
Students can access highly rated Brevard County schools. They may attend Suntree Elementary School, which earns an A-minus grade from Niche. The district recently opened Viera Middle School to keep pace with population growth. It doesn't yet have a Niche grade. Golf is central to Suntree, where two golfing giants left their mark. Suntree Country Club features two 18-hole courses designed by well-known names in the game. Arnold Palmer's Challenge Course tests skilled players with marshlands, canals, lakes and an active bird sanctuary. Robert Trent Jones's Classic Course was a stop on the Senior PGA Tour in the 1980s and '90s. Public green spaces and trails are woven throughout the area. Jack Mahon Park's 15 acres include play equipment, tennis and pickleball courts and soccer fields. Suntree is also primed for waterfront activities. The new Urban Prime restaurant has quickly become a local favorite for its signature dishes, pasta, steak and sushi. The Suntree Master HOA brings the holiday spirit with decorating contests in winter and Easter egg hunts in spring. Brevard Zoo is a popular spot throughout the year, with over 800 animals on display in open-air exhibits. The zoo also hosts special activities such as painting for kids and adults. Residents make the short trip to Melbourne for well-attended festivals. The community is about 13 miles north of Melbourne and 60 miles southeast of Orlando. It's centered between Interstate 95 and U.S. 1, two main routes through the state. For day-to-day travel, Wickham Road is the main thoroughfare cutting through this community and leading south. Melbourne Orlando International Airport offers nonstop flights to destinations in the Midwest, the South and the Northeast. Medical care is available about 4 miles away at Health First Viera Hospital.
