This neighborhood is largely homeowners, with almost 90 of residents owning rather than renting. The neighborhood’s housing market moves quickly and combines high values with comparative affordability. “People are coming here from surrounding communities because we are a little more affordable,” Leeman says. “But houses are on the higher end of property value.” Much of the neighborhood offers mature, well-spaced trees, small tidy lawns and well-kept sidewalks. “I love that there’s sidewalks,” Leeman says. Victorians, Colonial Revivals and multi-story Cape Cods are among the available styles. “You’ll see a lot of center entrance Colonials with flat, bigger yards,” Leeman says. “But it’s not all the same kind of style.” Prices range from $600,000 to $950,000 for many homes, though there are some pockets where prices climb significantly higher in this area. For example, some homes on or around East Emerson Street sold for between $1.1 million and $2.5 million. A few condos sell for between $485,000 and $600,000. Townhomes can sell for $1 million to $1.3 million.Parks, golf courses and natural areas abound
Melrose is known for its green space, with over a quarter of the city’s land dedicated to parks and natural areas. Melrose Commons is a small neighborhood park. Pine Banks Park, which the city of Melrose shares with Malden to the south, offers acres of woods to explore, plus a section of open sports fields. Bellevue Golf Club is in the northeast corner of the neighborhood, while Mount Hood Park and Memorial Golf Course, a public course with discounted memberships for Melrose residents, is typically open from early April until the holidays, depending on weather. The Towners Pond/Swains Pond Conservation Area offers trails around the ponds, with a handful of scenic views to boot. The Melrose School District earns an A-minus from Niche and uses a choice model for assigning elementary schools. Winthrop Elementary and Hoover Elementary are both within the neighborhood, and earn an A and B-plus grades, respectively. Melrose Veteran’s Memorial Middle School earns an A-minus, as does Melrose High School. Students at Melrose High develop an ongoing digital portfolio that includes different projects each grade level, such as the 11th grade Civic Action Project. Students can walk and bike, depending on their school. “I love that there are walkable schools,” Leeman says. “And on Fridays, they do a bike to school day. It’s a really fun thing.”Events, culture and markets throughout the year
Melrose is home to numerous city events. The Victorian Fair has run for over 40 years. “They shut down Main Street and people dress up in Victorian-style clothing, and all the businesses come out on the street and talk about what they do and how they service the community,” Leeman says. Residents can explore local arts and culture via art demonstrations, an annual open studio tour and the Melrose Symphony Orchestra. The Melrose Farmers Market hosts vendors and local musicians on Thursdays from June through October before moving inside for November and December.Major thoroughfares and public transit provide access to Boston
Boston is about 12 miles south via U.S. Route 1 or Interstate 93, and Logan International Airport is about 11 miles away. Public transit options include the Haverhill Line train, which stops at the Wyoming Hill and the Melrose/Cedar Park transit stations, both about a half mile from Lebanon Street, and the bus lines that crisscross the neighborhood. MelroseWakefield Hospital is right at the neighborhood’s eastern border on Lebanon Street.Up-and-coming restaurants, cafes and more in downtown Melrose
While the proximity to Boston is a big draw here, residents don’t need to leave Melrose for quality dining. “We have a beautiful downtown with beautiful, up-and-coming restaurants,” Leeman says. She recommends Turner’s Seafood Grill & Market, Rising Eagle Publick House and Mexico Lindo as popular downtown establishments, all a few blocks west Lebanon Street. Cafés, salons and boutiques also line the area. Groceries are at Shaw’s in downtown, under 2 miles from the neighborhood.
