The origins of suburban living in the Memphis metro
Annesdale’s beginnings in the early 1900s foreshadowed the future of suburban living in the United States. “Annesdale is the heart of Memphis. History beats in the very walls of its homes,” says Carrie Benitone, an agent with Ware Jones Realtors and a Memphis native. When the Memphis population grew to over 100,000 in 1900, a rise in industry led to a shift in economic opportunities. To cater to the city’s growth and newly discovered wealth, the first Annesdale subdivision was built. An extension for the trolley line connected Annesdale to downtown Memphis, only about 3 miles away, and the neighborhood became known as “The First Subdivision of the South” — a phrase still seen on the deeds of its 20th-century homes. The home sizes, public transit access and sense of community of Annesdale in 1903 look similar to suburban living over a century later; however, Annesdale is unique in that it has maintained its suburban charms despite being surrounded by some of the most loved amenities in the city.

Annesdale is home to the University Club of Memphis, a private social club with bocce courts, a pool and tennis courts that has been part of the community since 1907. Annesdale includes a small playground at Rozelle Annesdale Park, but there are more amenity-rich options within a few miles. The public tennis courts and playground at Glenview Park border Annesdale to the south, just across Southern Avenue, and the park’s included community center features a schedule of events year-round, from fitness programs to youth sports. Overton Park’s Rainbow Lake play area, Overton Bark dog park and Old Forest Loop Trail are about 3 miles north, as are the Memphis Zoo, Memphis Brooks Museum of Art and a nine-hole golf course.

Long-standing barbecue joints and restaurants off Union Avenue
The restaurants in and around Annesdale speak to the historic nature of the community. Payne’s Bar-B-Que has been serving pulled-pork sandwiches and ribs from the same spot off Lamar Avenue since 1976. On the northern side of Union Avenue, The Cupboard Restaurant includes a menu of southern favorites like country-fried steak and fried green tomatoes in a setting reminiscent of a country home, just as it has for over 80 years. Other spots in the community, like Peggy’s Heavenly Home Cooking, have been serving greens and yams for decades. For retail needs, grocery stores like Gordon Food Service Store and Kroger line Union Avenue, and the local shops of downtown Memphis are about 3 miles west.

Ornate 20th-century homes near Lamar Avenue
Although the historic Annesdale Mansion dates back to 1855, most homes were built between 1900 and the mid-1920s. Trees along the narrow sidewalks tower over each house, adding to the well-established feel of the community. Bungalows with around 2,000 square feet offer the lowest price point, around $200,000 to $350,000. Most of Annesdale’s character, however, comes from its larger homes that feature more elaborate architecture, from the ornate gables of Victorian-style houses to the prominent white pillars of colonial-style houses. “You can no longer build some of these homes or what’s inside of them. They have a lot of character, and there are historical artifacts in some that add tremendous value to the property,” says Benitone. Homes with inground pools and at least 3,000 square feet can cost anywhere from $400,000 to $600,000, while properties with more unique features — like guest houses, lot sizes over a third of an acre or gated entryways — can range from $650,000 to $1.75 million.

Ramps to Interstate 69 and bus routes to downtown
Sidewalks connect homes to the restaurants and stores around Annesdale, and bus stops along Lamar Avenue head into downtown Memphis. Union Avenue links to the city center, and ramps to Interstate 69 are right in the neighborhood for trips to Memphis International Airport, about 8 miles away. Methodist University Hospital is right in Annesdale, along Bellevue Boulevard, and the Regional One Health Hospital is about 2 miles northwest.

Access to Memphis-Shelby County schools
The Memphis-Shelby County district serves Annesdale, but not all students attend the same elementary and middle schools. Students in the western part of the neighborhood can start at Bruce Elementary School, which receives a C-minus grade from Niche, and transition to Bellevue Middle, which receives a C. Students in the eastern part of the neighborhood can start at B-minus-graded Idlewild Elementary before heading to Hamilton Middle, a C-minus-graded school. Regardless of which middle school they attend, students can earn their diploma at the same C-plus-graded high school, Central High, which has an 87% graduation rate and offers 21 Advanced Placement courses.
