Locals enjoy affordability and access in Balmoral
Directly outside I-240 in East Memphis, Balmoral resembles many 20th-century suburbs with its wide drives and calm atmosphere. Residents enjoy the neighborhood’s ease of access to commuting routes and suburban feel, but its affordability compared to other areas close by is the main draw. “It’s a lower price point than nearby neighborhoods like Kirby Woods,” says Max Rubenstein, a Realtor with Keller Williams and a lifelong Memphian. “As markets have changed and things have shifted, that’s probably more of an entry-level price point.”
Midcentury ranch-style homes make up neighborhood
Quiet residential streets branch off Ridgeway Road and Quince Road, with gently curved drives often ending in cul-de-sacs. The neighborhood was mainly developed in the 1960s and 1970s, and most homes date from that era. Ranch-style and bi-level houses generally sell between $200,000 and $325,000. Some newer builds or renovated properties can sell between $400,000 and $500,000.
Kids attend Memphis-Shelby County Schools or highly rated private options
Memphis-Shelby County Schools serve Balmoral, and kids can start at Balmoral-Ridgeway Elementary, which receives a C-plus grade from Niche. Ridgeway Middle and Ridgeway High each earn a C grade. Students can pursue the International Baccalaureate program through all three schools in the pipeline. Private school options include A-rated Westminster Academy, as well as the all-girls Hutchison School and all-boys Memphis University School, each given an A-plus. All three private schools are K-12.
Balmoral can easily access Interstate 240
Interstate 240, which acts as a beltway around Memphis, runs alongside the northwest edge of Balmoral, while Bill Morris Parkway passes along its southern side. “The interstate’s pretty close there,” Rubenstein says. “There are three access points for anyone in that neighborhood.” The MATA bus system stops outside the neighborhood, but residents generally drive to their destinations. Downtown Memphis is about 15 miles away, and Memphis International Airport is roughly a 10-mile drive. The airport offers nonstop flights to nearly 40 destinations, mainly across the United States.
Poplar Avenue offers shopping centers and popular restaurants
Balmoral is mainly residential, but the neighborhood has commercial districts to both the north and south. Residents can take Ridgeway Road to the Apple Tree Center, which has a Walmart Neighborhood Market and several small restaurants. On the neighborhood’s opposite side, several shopping centers line Poplar Avenue, including Ridgeway Trace. The development has a Target and a Best Buy, while sit-down restaurants like Belly Acres and fast food spots like Chick-fil-A also sit alongside Poplar Avenue.
Memphians head to Shelby Farms Park for recreation
The Lichterman Nature Center is across the street from Balmoral on a 65-acre preserve. The center is run by the Memphis Museums of Science and History and offers a visitor center, a play area for kids and trails through the forest for wildlife viewing. In the neighborhood, May Park has 10 soccer fields for youth sports programs, while the Ric Nuber YMCA has a gym with weights and treadmills and a pool. Residents also head 6 miles north to Shelby Farms Park, one of the largest urban parks in the country.
The Balmoral Neighborhood Association holds community events
The Balmoral Neighborhood Association is a voluntary group of the area’s residents. In addition to helping keep the neighborhood clean and safe, the association holds events for the community. These include an annual block party each fall and a Fourth of July parade. Residents can also head into Downtown Memphis for entertainment. The NBA’s Memphis Grizzlies play at FedExForum downtown, while music or barbecue-inspired festivals happen nearly every month.
