Directly outside I-240 in East Memphis, Balmoral resembles many 20th-century suburbs with its wide drives and calm atmosphere. Residents enjoy the neighborhood’s ease of access to commuting routes and suburban feel, but its affordability compared to other areas close by is the main draw. “It’s a lower price point than nearby neighborhoods like Kirby Woods,” says Max Rubenstein, a Realtor with Keller Williams and a lifelong Memphian, about Balmoral. “As markets have changed and things have shifted, that’s probably more of an entry-level price point.”

Quiet residential streets branch off Ridgeway Road and Quince Road, with gently curved drives often ending in cul-de-sacs. The neighborhood was mainly developed in the 1960s and 1970s, and most homes date from that era. Ranch-style and bi-level houses generally sell between $200,000 and $325,000. Some newer builds or renovated properties can sell between $400,000 and $500,000.

Interstate 240, which acts as a beltway around Memphis, runs alongside the northwest edge of Balmoral, while Bill Morris Parkway passes along its southern side. “The interstate’s pretty close there,” Rubenstein says. “There are three access points for anyone in that neighborhood.” The MATA bus system stops outside the neighborhood, but residents generally drive to their destinations. Downtown Memphis is about 15 miles away, and Memphis International Airport is roughly a 10-mile drive. The airport offers nonstop flights to nearly 40 destinations, mainly across the United States.

Poplar Avenue offers shopping centers and popular restaurants
Balmoral is mainly residential, but the neighborhood has commercial districts to both the north and south. Residents can take Ridgeway Road to the Apple Tree Center, which has a Walmart Neighborhood Market and several small restaurants. On the neighborhood’s opposite side, several shopping centers line Poplar Avenue, including Ridgeway Trace. The development has a Target and a Best Buy, while sit-down restaurants like Owen Brennan's and fast food spots like Chick-fil-A also sit alongside Poplar Avenue.

The Lichterman Nature Center is across the street from Balmoral on a 65-acre preserve.
