Berclair is a Northeast Memphis neighborhood that’s slowly becoming more popular with homebuyers and investors. There’s easy access to commuting routes, including the nearby interstate, and Summer Avenue is a draw of its own, featuring a diverse selection of popular restaurants and shopping centers. Though neighborhood prices are increasing, they’re still relatively affordable compared to other East Memphis neighborhoods.

Home prices are lower than the city median — but rising

The median sale price in Berclair is lower than the Memphis median and the median in established communities like High Point Terrace. However, it's a bit higher than other up-and-coming neighborhoods like Binghampton. Regardless, the local market is heating up, with the median rising 15% year over year. “Berclair is a hot, hot market,” says Frances Anderson, a Realtor and vice president with Crye-Leike Real Estate Services who has worked in Memphis for 25 years. “The investors love it. People like it, too. It’s a good area.”

Ranch-style homes and Cape Cods throughout the area

Berclair was mainly developed in the mid-20th century. Cape Cod cottages and ranch-style homes are most common, though you can find a few Colonial-style builds scattered around the neighborhood. Most homes have driveways or carports, though attached garages aren’t standard. Prices can range from $75,000 to the upper $200,000s, with renovated properties toward the higher end. These days, more people rent than own in Berclair.

Local public schools in the Memphis-Shelby County system

Kids in Berclair can attend Memphis-Shelby County Schools. There are a few schools in the neighborhood, including the highly-rated Grahamwood Elementary School. The district has an open-enrollment program where students can apply to any school in the system. There are also public charter schools nearby, like Memphis Rise Academy, which serves sixth through 12th grade. The highly rated school focuses specifically on reading and math.

Commuters can head downtown via I-40 and Summer Avenue

Running along the neighborhood’s edge, Summer Avenue is one of Memphis’ busiest corridors for commuters, and especially for folks who work in Midtown Memphis. “They’re driving on Summer Avenue,” Anderson says. “When I go there, I have to kind of take my time so I don’t hit anybody. But it’s a good commute area.” There’s also easy access to Interstate 40, which is the quickest way to get the roughly 14 miles to Downtown Memphis. The airport is another major job center, about 15 miles away via Interstate 240. It’s a car-centric area, but you can also take public transit. The Memphis Area Transit Authority has a bus line along Summer Avenue.

Diverse restaurants and shopping centers line Summer Ave

There are several shopping centers along Summer Avenue, like the Summer Center, which has a Kroger supermarket. You can also find big box stores like AutoZone and Lowe’s. But the restaurants are the biggest attractions. Some spots have been around forever, like Bryant’s Breakfast, which serves diner favorites in a homey setting. There’s also Elwood’s Shack, an award-winning spot for Memphis-style barbecue and sandwiches. The area’s also known for its wide selection of international restaurants:

  • El Sabor Latino serves Colombian food
  • Queen of Sheba is known for its Yemeni cuisine
  • Yang’s Deli features Chinese specialties
  • Pupuseria Anita’s has Salvadorian offerings

Parks in the neighborhood like Gaisman Park, plus nearby Shelby Farms

Gaisman Park is in the center of the neighborhood. It’s the main park in Berclair, with a playground, walking paths and sports fields. There’s also a pool that’s open over the summer, as well as a community center. The Gaisman Community Center was recently renovated and features a basketball gym and fitness area. Neighborhood schools like Grahamwood Elementary and Treadwell Elementary have parks with playgrounds and walking paths. But folks also head to Shelby Farms Park, which is about 7 miles away. It’s one of the biggest urban parks in the country. There are tons of things to do, like biking the trails, fishing in the lakes or viewing the park’s herd of buffalo.
