Colonial Acres has suburban character near East Memphis amenities

The Memphis neighborhood of Colonial Acres is one of several middle-class suburbs that sprang up in this area in the middle of the 20th century. Today, it still has a throwback feel. It’s a quiet, leafy neighborhood, with tall oaks shading most homes. But it also features a convenient location near commuting routes and East Memphis ’ shopping and parks. Homebuyers are drawn to the combination of suburban comfort, nearby amenities and relatively affordable prices.

Ranch-style home prices are affordable enough for first-time buyers

Colonial Acres is mostly suburban, quiet and green — when the community was being built, developers planted two oak trees on every lot. Homes are ranch-style, with prices ranging from just below $100,000 to the upper $300,000s. About half are owner-occupied, with the rest rented. But the area tends to be popular with first-time homebuyers. “When I have young people that are looking for their first real estate purchase, and they ask me where’s the place to go, I tell them Colonial Acres,” says Steve Boysen, a broker with Crye-Leike who has worked in the Memphis region for 40 years.

Local schools are walkable, including a top-rated private option

Colonial Acres is in the Memphis-Shelby County Schools district. A few schools are located in the neighborhood and are walkable, like Willow Oaks Elementary School, Colonial Middle School and Overton High School. The district also offers a school choice application process. But the neighborhood is also home to a top-rated private school, the Harding Academy of Memphis. It teaches kids from prekindergarten through 12th grade and has a student-teacher ratio of less than 10-to-1.

Shopping centers nearby around Poplar Avenue

There’s a shopping center on Quince Road with a Superlo Foods, plus plenty of fast food and specialty stores on Getwell Road. But the Poplar Avenue corridor is where you can find most of the shopping and dining. The Eastgate Shopping Center across the street from the neighborhood has tons of retail, like Michaels and T.J. Maxx. The Fresh Market sells groceries, and Kroger is on the other side of the shopping center. Gibson’s Donuts is right there too — it’s a local favorite.

Walkable neighborhood parks, and things to do at Audubon Park

Most people who live in Colonial Acres have a park within walking distance. Godwin Park and Marquette Park are each pretty standard neighborhood parks, with playgrounds, walking paths and open fields for sports. Willow Park has a little more to it; there are several baseball and softball fields, plus a full-sized soccer field. It’s the home base for a lot of Memphis youth sports programs. The Marion Hale Community Center is also located at Willow Park, with an indoor gym and an outdoor community pool open over the summer. But the nearby Audubon Park is popular too, and it has a ton of things to do:

  • The Links at Audubon, a public golf course
  • The Leftwich Tennis Center, with over 30 indoor and outdoor courts
  • The Memphis Botanic Garden, which offers 96 acres of gardens
  • Radians Amphitheater, a concert venue that holds over 7,000 people

Drivers have a convenient commute Downtown via I-240

It’s an easy commute from Colonial Acres to Downtown Memphis. Interstate 240 is on the neighborhood’s edge, and there are several access points. The highway leads most of the 14 miles into Downtown. “The interstate loop is definitely the better way to go. Traffic can be congested in a lot of areas of town,” says Jordan Ray, a Realtor with eXp Realty and a lifelong resident of the Memphis area. “But if you compare Memphis and its congestion with Atlanta, Georgia, or Chicago, … it’s nowhere near in comparison to what those cities are.”

Jobs also cluster near Memphis International Airport, which sits 8 miles away. People mainly drive in Memphis, but lots of East Memphis roads have bike lanes, and a couple of bus routes run through the area.

Colonial Acres stands out with events like the Italian Festival

Like other nearby neighborhoods, there’s a voluntary community organization. The Colonial Acres Neighborhood Association covers the neighborhood, and lots of residents pay the annual $20 dues to help organize events and maintain the neighborhood. Yearly events include holiday celebrations like the Christmas parade, but the biggest is the Memphis Italian Festival. It’s held each May in Marquette Park and has games, live music and cooking demonstrations.
