In 1953, while trees were being cut down around Memphis to create neighborhood housing, the developers of Colonial Acres were bringing trees in. The goal was for each home to have at least two oak trees, and it's evident that their vision came to fruition. The natural scenery is enhanced by the community's parks, including Sea Isle Park and Memphis Botanic Gardens. Along with the leafy, suburban atmosphere, homebuyers are drawn to the neighborhood's location in the center of the city. "It has always been the predominant starter-family neighborhood inside the loop," says Ben Parrish, owner of Memphis Home Buyers, who has lived in Colonial Acres since 2012. "It's just so convenient. I can be downtown where there's a lot of nightlife in 20 minutes, and there are probably five grocery stores within a mile-and-a-half radius." The loop refers to the highway system made up of several interstate highways surrounding Memphis, making it easy to get around the city.

Many mid-century ranch-style homes
Ranch-style houses from the 1950s and '60s are the most common throughout Colonial Acres. There are, however, more modern Colonial Revivals and new traditional houses built between the 1990s and today, along with a few Tudor-style townhouses and condominium communities. The neighborhood's ranch-style homes typically feature built-in garages or carports. They range from 1,000 to 3,600 square feet, selling for $100,000 to $610,000, depending on the size and scope of renovations. Locals live right by Eastgate Shopping Center, which offers various retailers, such as Burlington Coat Factory, Michael's and T.J. Maxx. For groceries, The Fresh Market and Kroger are in the same shopping center. There's also a Target and Whole Foods nearby. While the area is full of national chain restaurants, some local favorites stand out, such as Gibson's Donuts, which has served the community since 1967. "Gibson's is notorious," says Parrish. "They arguably have the best doughnuts in the state of Tennessee." Famous for its maple bacon donut, Gibson's stays open from 5 a.m. to midnight daily. Locals also enjoy hanging out at Patrick's, whether to watch sports at the bar or have a homestyle meal on the patio. For dinner and entertainment, residents head to Neil's Music Room to eat while watching live blues and rock music inside or on the patio.

Outdoor recreation at Sea Isle Park
Sea Isle Park features a walkway that wraps around the perimeter. There's a large field in the middle with a disc golf course, a fenced dog park converted from an old baseball field and a playground.
