Many mid-century ranch-style homes
Ranch-style houses from the 1950s and '60s are the most common throughout Colonial Acres. There are, however, more modern Colonial Revivals and new traditional houses built between the 1990s and today, along with a few Tudor-style townhouses and condominium communities. The neighborhood's ranch-style homes typically feature built-in garages or carports. They range from 1,000 to 3,600 square feet, selling for $100,000 to $610,000, depending on the size and scope of renovations. The newer houses can be anywhere from 1,600 to 4,000 square feet, with prices ranging from $315,000 to $800,000. Two- to three-bedroom townhouses sell for $175,000 to $350,000, while condos go for around $200,000 to $350,000. Local condominium communities like The Monarch offer a gym, swimming pool and pickleball courts.Eastgate Shopping Center and Memphis' most prominent donut shop
Locals live right by Eastgate Shopping Center, which offers various retailers, such as Burlington Coat Factory, Michael's and T.J. Maxx. For groceries, The Fresh Market and Kroger are in the same shopping center. There's also a Target and Whole Foods nearby. While the area is full of national chain restaurants, some local favorites stand out, such as Gibson's Donuts, which has served the community since 1967. "Gibson's is notorious," says Parrish. "They arguably have the best doughnuts in the state of Tennessee." Famous for its maple bacon donut, Gibson's stays open from 5 a.m. to midnight daily. Locals also enjoy hanging out at Patrick's, whether to watch sports at the bar or have a homestyle meal on the patio. For dinner and entertainment, residents head to Neil's Music Room to eat while watching live blues and rock music inside or on the patio.Outdoor recreation at Sea Isle Park
Sea Isle Park features a walkway that wraps around the perimeter. There's a large field in the middle with a disc golf course, a fenced dog park converted from an old baseball field and a playground. Residents can also visit Godwin Park, Willow Road Park, and Marquette Park within the neighborhood. On the neighborhood's west side, Godwin Park features a playground with swings and an open space for multi-sport use, while Willow Road offers ball fields for baseball and softball leagues, and a community pool. Marquette Park is on the north side of Colonial Acres and offers picnic tables, a rental pavilion with a grill and a paved half-mile walking trail.Worldwide foliage at Memphis Botanic Garden
Colonial Acres residents are settled between two major nature centers: Memphis Botanic Garden and Lichterman Nature Center. Memphis Botanic Garden features 30 specialty gardens and hosts an annual summer concert series featuring national touring musicians. 2024 brought acts such as Goo Goo Dolls, Styx and Foreigner. Lichterman Nature Center offers environmental education opportunities, 3 miles of hiking trails and local wildlife viewing at the Backyard Wildlife Center.Annual Sea Isle Park events and the Italian Festival
Sea Isle Park hosts annual events for locals to enjoy throughout the year. Whether it's the Sea Isle Park 5K in April, the Fourth of July Parade or the Sea Isle Park Neighborhood Festival in the fall, locals can participate year-round for community fun. Other annual events like the Italian Festival at the end of May takes place at the corner of Park Avenue and features live music, home-made food and encourages locals to participate in team cooking, crafts, and activities to celebrate Italian-American heritage.Creative and Performing Arts program at Overton High
Public school students may attend Sea Isle Elementary School, which earns a C grade from Niche. Colonial Middle School earns a C grade as well. Overton High School gets a C-plus and is designated as a performing arts high school. With the slogan "Creating stars in the classroom and on the stage," Overton High offers many courses through its Creative and Performing Arts program, including theater, visual arts and music.15 miles to downtown Memphis
