Average prices for ranch and colonial-style homes are more affordable

Like Parkway Village, Hickory Hill and the other neighborhoods south of Interstate 240, Fox Meadows tends to have lower prices than the Memphis average. Recently, that’s meant that investors have looked more to the neighborhood, both for house flips and for their rental portfolios. “It’s a great area for a flip, for sure,” says Jordan Ray, a Realtor with eXp Realty and a lifelong resident of the Memphis area.

But it’s also a prime spot for younger buyers. “A lot of people still want to live in that location,” Ray says. “With those market values, those are prime areas for first-time homebuyers.” Modest condos in the neighborhood can sell from $20,000 to near $100,000. Single-family homes are generally ranch or colonial-style, and go between $100,000 to the mid-$200,000s.

Public school options include Fox Meadows Elementary

Kids in Fox Meadows can go to Memphis-Shelby County Schools. Fox Meadows Elementary School is at the center of the neighborhood, walkable from most houses. But students can apply to any school in the district. Private schools are another option, with several top-rated schools just across Bill Morris Parkway. Lausanne Collegiate School is less than 5 miles away and is the top private school in the state, according to Niche.

Plenty of nearby recreation, like a golf course and sports fields

A public golf course, the Links at Fox Meadows, is at the neighborhood’s heart. It underwent a refurbishment in 2022. Other parks in the neighborhood, like Emerald Park and Wilson Park, are next to school campuses. Both of those have playgrounds and sports fields. More sports facilities are closer to the interstate at Arthur Halle Stadium. The campus includes a football stadium, baseball and softball fields and several basketball courts for pickup games. But people also head up to Shelby Farms Park, which is less than 10 miles away. It’s 4,300 acres and has tons of things to do, including biking, jogging, fishing or playing on the playgrounds. “Shelby Farms drags people in from all over the Memphis area,” Ray says. “It’s a huge park.”

Simple commutes to Downtown or the airport via I-240

Fox Meadows sits just outside Interstate 240, which runs toward Downtown Memphis. The 15-mile drive normally takes around 20 to 30 minutes during the morning commute. The airport, another hub for jobs, is about half that. Memphis is a car-dependent city, but some of the Fox Meadows’ major roads have dedicated bike lanes, and a couple of bus lines also serve the neighborhood.
