Frayser is located just inside the northern edge of Memphis ’ city limits. Initially a blue-collar community built around industrial plants and the railroad, the neighborhood fell on hard times in the late 20th century when many of those employers left. The area still has lower prices than other parts of Memphis. Today, plenty of local organizations are working to increase homeownership and strengthen community ties. Residents of the neighborhood have access to these community resources, plus simple commutes to nearby employers and Downtown Memphis.

Frayser's median price is one of the lowest in Memphis

The median sales price in Frayser is about $90,000, higher than in nearby neighborhoods inside the interstate loop like Hollywood, but still one of the lowest in the city. Those prices have drawn investors into the neighborhood. “Ninety percent of all transactions in Frayser happen between investors,” says Cristian Amparan, a Realtor with The Home Partners Realty. Over half of the neighborhood's residents rent their homes rather than own.

Midcentury cottages and ranch-style homes are most common

Houses sit along wooded residential streets. Most have driveways and carports, and many feature fenced-in backyards. Midcentury ranch-style homes are the most common in the neighborhood, along with some cottages and multifamily properties. Most sell between $50,000 and the mid-$100,000s. Newer builds and renovated homes can range from the mid-$100,000s to $300,000.

Community organizations support homebuyers and put on annual events

The neighborhood has several active community organizations, like the Frayser Community Association. It helps to put on events like the annual Spring Festival, with local food vendors, a DJ and carnival rides. The organization also partners with other groups, such as the Frayser Community Development Corporation, which works to make homeownership more accessible to more people.

Residents can commute to Downtown Memphis via Interstate 40

Frayser’s about 7 miles from Downtown Memphis. People often commute for work, though the neighborhood is home to a couple of big employers, like a Nike distribution center. Most folks drive, and there’s access to Interstate 40, which connects to Interstate 240. Traffic across Memphis is typically easy to navigate. “That’s one of my favorite things about Memphis is the traffic is super light,” Amparan says. “The 240 loop around Memphis pretty much can take you from any point around Shelby County in less than 25 minutes at any point of the day.” The Memphis Area Transit Authority operates bus lines through Frayser, as well as the Ready! system. It offers pickups and drop-offs within the neighborhood via an app, like a ride-sharing service.

Memphis-Shelby County schools right in the neighborhood

The Memphis-Shelby County Schools system serves Frayser. There are several schools within the neighborhood, including Delano Optional School, a magnet elementary school that offers technology-focused education. The district has an open enrollment program that allows students to apply to any school in the system. Highly rated private schools are also nearby, like the Collegiate School of Memphis.

Shopping and dining sits along main roads like Frayser Boulevard

Most of the neighborhood’s shopping and dining options are located in shopping centers near the main roads, like Frayser Boulevard or Thomas Street. The Northgate Shopping Center on Thomas is home to Gordin’s Foods and Butcher Shoppe for groceries, as well as an AutoZone and a Walgreens. There’s also a McDonald’s across the street, as well as the nearby Tops Bar-B-Q for Memphis-style ribs. On the other side of the community, the Frayser Village Shopping Center has a Kroger supermarket and Red Snapper, a spot for fried fish and chicken.

Neighborhood outdoor spaces are headlined by Frayser Park

There are plenty of neighborhood parks throughout the community. The most popular is Frayser Park. It features a playground, a walking path and a community pool. It’s also home to the Ed Rice Community Center, which has a gym and basketball court. Other parks include:

  • Denver Road Park, which has a playground and a basketball court
  • Westside Park, on the campus of Westside Elementary School
  • Rodney Baber Park, which connects to the Wolf River Greenway
The Wolf River Greenway is a bike and pedestrian path that follows the river through the Hollywood neighborhood, next door to Frayser. It’s currently 14 miles, but will be 26 miles when all phases are completed.
