Mud Island’s streets are neat and compact, even more so than downtown. Sidewalks are narrow and, in some cases, nonexistent to make room for street parkers and the occasional attached garage. Recent decades have seen an influx in demand, so homes built in the late 1990s and early 2000s are packed together like townhouses. “The neighborhood primarily consists of condominiums in the $300,000 range, townhouses and single-family homes, seamlessly blending a range of architectural styles,” says Travers. Apartment complexes are also an option for students at the nearby University of Tennessee. Buyers will find Colonial Revivals, Cape Cods and bungalows selling between $330,000 and $500,000. Outliers sell for up to $1.2 million, due to much larger floor plans nearing 5,000 square feet.A day at the park in Mud Island
Mud Island has several parks, large and small. Many tiny ones, like Ben’s Park, appear interspersed among its homes and offer the odd playground or pond. A larger and more prominent example would be Mud Island Park on the south side. It features a large playground, a walking path and access to the Mississippi Riverwalk. “You see a lot of people walking and working out down there and then down by the river,” says DeColli. Although residents can walk along the Mississippi River’s edge, the riverwalk is actually a large model that’s used as a tourist attraction and for educational purposes. There’s also the Mississippi River Museum, which chronicles the history of the region’s settlers. A Saturday on the river might mean kayaking the calm Blueways, while boating enthusiasts can dock their boats at the nearby Mud Island Marina. Landlubbers can take their pups up the west side to Mud Island Dog Park.Attending class in Mud Island
Students can attend Downtown Elementary, which gets a C-minus rating from Niche. They then move to Booker T. Washington Middle and High School for grades six through 12, which offers early postsecondary opportunities like AP and DE courses. Niche rates the school a C overall.The Mud Island Amphitheater
While residents might venture across the harbor and explore one of the events in Downtown Memphis, they can enjoy performances at home, too. The Mud Island Amphitheater is a live music venue that seats 5,000 people, with Downtown Memphis as its backdrop. There have been no concerts since 2018, with much of the seating and stage in disrepair. In May 2024, then-Mayor Paul Young proposed an allocation of $17 million towards its renovation. The idea is that live performances by big-name acts would drum up revenue for local small businesses.
Getting around Mud Island and beyond
Island Drive is the only road that runs through the entire neighborhood. Mud Island Road connects to the mainland on the north side and AW Willis Avenue on the south side. Interstate 40’s onramp is just a few hundred feet away in downtown. Despite the bustle of downtown and nearby bridges, First Street gives the neighborhood a “calm” score for noise. Although driving the half mile into downtown takes just minutes, public transportation can be harder to come by. Those catching the MATA Transit will need to do so by walking along the AW Willis Avenue bridge. From there, it’s a mile-and-a-half, seven-minute bus ride to the southernmost point in downtown.Harbor Town Square brings small-town restaurants and retail
Within walking distance is Cordelia’s Market, which sells everyday groceries and specialty items. Locals can access boutiques, museums, and a diverse culinary scene less than 3 miles from Downtown Memphis. Although the neighborhood is relatively small, various eateries are clustered around the Harbor Town Square, such as Cocozza American Italian. Kinfolk is another popular spot, serving southern classics, while Paulette’s Restaurant is the go-to choice for an upscale date night. Residents can easily head to the local dentist, pharmacy and checkups at Harbor of Health right in the neighborhood. However, the medical district is just across the harbor, home to major employers such as St. Jude Children’s Research Hospital.Flooding in Memphis
Memphis has a major flooding risk, according to First Street. Mud Island is no exception, due to its position on the Mississippi River. On May 10, 2011, the river’s water level rose to nearly 48 feet. Considering preceding decades’ floods, the city was prepared with a flood control system. Mud Island River Park was closed three days prior.
