Mud Island was once an actual island in the Mississippi River. Today, it’s a peninsula instead, connected to the mainland at its northern end. But the neighborhood still feels detached from Downtown Memphis, despite being right across Wolf River Harbor from the city center. There are a couple of comfortable subdivisions, including Harbor Town, a planned community. Homebuyers like Mud Island’s suburban feel and waterfront location, while being just minutes from Memphis employers.

Smaller but upscale houses in Harbor Town, plus more affordable homes
Compared to nearby neighborhoods like Downtown Memphis, Mud Island is almost exclusively residential. The median price here is higher than in Downtown or other adjacent neighborhoods. The upscale Harbor Town development makes up most of the southern half of the neighborhood. Prices range from $400,000 to the mid-$700,000s for the contemporary or colonial-style homes. “For the most part, they’re smaller houses, but they’re nice,” says Leigh Martin, a Realtor with Hobson and a life-long Memphian. “But as you go north, you get out of Harbor Town proper, and it’s just called Mud Island.” You’ll find more of a typical subdivision in the northern section, as well as condos and apartments. The New Traditional-style houses, cottages and condo units generally sell from around $300,000 to the mid-$400,000s.

Education options include magnet and charter schools
The Memphis-Shelby County Schools district serves the area, but students have more options than just the schools they’re zoned to. There’s an application process for kids to attend any school across the system, including magnet and specialty schools like the top-rated Medical District High School. There are also charter schools, like the unique Crosstown High School, which is also top-rated. It’s located in the Crosstown Concourse mixed-use development and offers real-world opportunities such as internships and apprenticeships.

Apartment and condo buildings also have amenities for their residents, including pools and tennis courts. But Greenbelt Park on the Mississippi River is the neighborhood’s most popular park. It’s a strip of green space that runs all the way down the Mud Island peninsula, with a biking and jogging path cutting through. There’s also a boat launch at the north end.

Mud Island is a stunning neighborhood with much to do.
Convenient commutes from Mud Island to the Medical District
There are only a couple of entrances for drivers to get onto Mud Island. There’s a bridge across Wolf River Harbor on the south end of the peninsula, while Mud Island Road connects the north end of the neighborhood. There’s also a footbridge where the Memphis Monorail used to run. But most people drive to get around. The city’s Medical District, which is a hotspot for employers like St. Jude Children’s Research Hospital, is about a mile away.
Restaurants and retail in Harbor Town Square
Harbor Town Square is the main strip for Mud Island’s shops and restaurants. Cordelia’s Market is the community’s spot for groceries, while restaurants include Cocozza American Italian, which offers a popular happy hour, and Tug’s Casual Grill. There’s also Terrace at the River Inn, which offers high-end cocktails and hors d’oeuvres. “There’s lots of restaurants down there,” Martin says. “You can get your nails done. There’s a fitness center. There’s every kind of doctor you could imagine. There’s cleaners. I mean, you could literally not leave.” But when folks want to leave, it’s easy to get to the rest of Memphis. The Memphis Pyramid is right across the bridge from Mud Island and is home to Bass Pro Shops, while more retail can be found in Midtown Memphis.

Mud Island Park is slated for renovations and redevelopment
Mud Island Park takes up much of the southern end of the neighborhood. When it opened in 1982, it had a concert amphitheater, a museum and a scale model of the Mississippi River that visitors could splash around in. Today, much of the park is closed, and the amphitheater needs repairs. “When it was built, it was by far the best venue in Memphis,” Martin says of the amphitheater. “We all loved it, and they just kind of let it go by the wayside.” The Memphis City Council has earmarked funds to repair the venue and discussed options for using the park, but there’s no set plan at this point.
