HOA fees here are low for Southern California
The community has over 2,000 southwestern-style homes built from the early 2000s to the 2020s. Lot sizes are small to modest and capped by sidewalks, featuring carefully manicured lawns adorned with pebbles, astroturf, small trees and aloe plants. According to Debelak, there are roughly 100 homes for sale annually and approximately 15 to 20 listings at any given time. Prices typically range from $600,000s to $700,000s. However, depending on size, access to parks and the lake, a home could begin in the $500,000s or exceed the $800,000s. There are four main parks in and around Heritage Lake: Heritage Lake Park, Heritage Lake Sports Park, Discovery Park and Sunrise Park. The largest and most popular is Heritage Lake Sports Park, where there are basketball, pickleball and tennis courts as well as soccer fields. “I don’t want to over exaggerate [but there’s] a couple thousand people that go to that park during the weekend for soccer,” Debelak says. Discovery Park and Sunrise Park are smaller and offer softball and baseball fields. Heritage Lake Park is next to the community clubhouse, with two pools and a splash pad. The central, 25-acre lake is stocked with fish, and residents can rent small boats for paddling. Menifee Lakes Country Club is a public golf course within 4 miles. Locals know how to have fun in Heritage Lake. "The biggest thing is probably the Fall Festival," Debelak says, adding that it always features a petting zoo and pony rides and is held in the clubhouse parking lot. There's a Starbucks and gas station off McCall Road. Around 3 miles west, locals visit the first major shopping area, featuring local eateries serving Thai, pizza, sandwiches, artisanal ice cream as well as chain restaurants and a Stater Bros. Markets for groceries. And 3 miles south of that is Menifee Town Center and Countryplace Marketplace, where there are popular box chains like Sprouts Farmers Market, Target, HomeGoods and In-N-Out.Commuters enjoy easy access to interstates 215 and 15
Debelak says locals drive golf carts around Heritage Lakes and often drop their kids off at school in them. Interstates 215 and 15 are easily accessible from the community, connecting them to the wider area. Menifee Global Medical Center is less than 2 miles west.
