Northeast Meridian is a rapidly growing residential area in Meridian, a suburb of Boise. The neighborhood is close to shopping, dining and amusement. “It is a growing new area; it has been growing for 10 to 15 years. We have a big influx of people moving from California,” says Jo Short, associate broker at Silvercreek Realty Group, who’s been in the area for 24 years. “It’s not too far from California; they can travel back and forth within 6 to 8 hours.” The larger neighborhood includes a variety of single-family homes with walkable streets that are zoned to a top-rated school district.

Home to the Village at Meridian
Northeast Meridian residents can access dozens of restaurants and retail stores along Meridian Road, Fairview Avenue and North Eagle Road. Antigua Coffee Company sells espresso and has a menu of quick breakfast items and Mexican dishes like fajitas and pupusas. Terri’s Café serves all-day brunch. Relaxing dinners happen at Lucky Fins Meridian, a modern and upscale eatery serving seafood like mahi mahi and sushi dishes. The Village at Meridian is an outdoor shopping mall with more than 100 shops and restaurants. “It’s very popular, and there are many things to do,” Short says. “We got an In-N-Out Burger; it’s the first in Idaho. The center also has a lot of that California style architecture, so it provides an at-home feel for those moving from there.” National brands such as Lululemon, Urban Outfitters and Sephora all have a presence at the Village, and other major stores, such as Walmart Supercenter, Old Navy and Lowe’s, are right outside. Groceries can be bought from Albertsons, Fred Meyer or Whole Foods.

Active community with contemporary homes and ramblers
Northeast Meridian is a suburb where maple trees are neatly planted next to manicured front lawns. The landscaping complements the paved sidewalks, providing shade to neighbors as they walk down the streets. “It’s a very active community; people often stroll or are on a bicycle,” Short says. “I live on a street where I get 10 to 15 walkers daily. They can be with their kids or their dogs. It’s a clean city, and I love that.” Homes were built between the turn of the millennium and the 2020s, when modern, contemporary homes became the default. South of the neighborhood is where most homes predate the millennium. Ramblers have two or three-car garages and lots under a quarter-acre. Prices vary from $300,000 for a studio cottage and $850,000 for a four-bedroom. “The newer homes, within the last two to three years, are becoming streamlined or minimal, straight-lined, with not a lot of wood and more hard surfaces,” Short says. Homes typically have two-car garages and front pathways leading to sidewalks. Prices range from $480,000 to $915,000. Townhouses are also being built towards the neighborhood’s center, ranging from $380,000 to $580,000.

Zoned for highly-rated West Ada School District
Students are zoned for the West Ada School District, which earns an A-minus from Niche and is ranked among the top five districts in the state. Depending on their home address, students may attend one of four schools inside the neighborhood. Discovery Elementary has a Niche rating of A, the same grade as nearby Heritage Middle School. Kids earn their diplomas from Centennial High, which earns an A-minus from Niche. Students can get their associate’s degrees from Boise State University while enrolled in high school.

Julius M. Kleiner Memorial Park has 58 acres of recreation
Julius M. Kleiner Memorial Park was a gift to the city from a former farmer. Within the 58-acre green space, kids can run around in the splash area or the playground, athletes can play on multiple courts and groups convene for sand volleyball area or disc golf. Others can take a stroll through the gardens or the various pathways. Every other Friday evening, community members sit on their blankets and lawn chairs to listen to local bands at Kleiner Live, the city’s summer concert series. Champion Park is a 6-acre park with a half basketball court, picnic benches and walking paths. Golfers can tee up for 18 holes at Banbury Golf Course, 3 miles north, and anglers can find a spot to cast their lines at the Charles F. McDevitt Youth Sports Complex, which provides access to a nearby pond. Teens can show off their tricks at the skate park.
Kids will love the fishing ponds at Kleiner Memorial Park in Northeast Meridian.

Nearby to three major highways
Cars are the primary mode of transportation in Northeast Meridian, but Short says that more people are utilizing their bicycles and electric scooters. Highway 26 and Route 55 border the neighborhood’s north and east sides, and south of the neighborhood is Interstate 84, which travels east to west through the Treasure Valley area. Drivers can reach Boise in 13 miles.
