Southeast Meridian is an active suburb 12 miles from downtown Boise. Developed in the 21st century, it’s become an established neighborhood with single-family homes and a highly-rated school district. “People move here for a great quality of life. The market is a little slower than it used to be, but homes are still selling,” says Luke Evans, a realtor with Better Homes and Gardens 43 North. “West Ada is a desirable school district. It has good athletics and an education from great teachers.” Retailers, restaurants and entertainment centers in the neighborhood give residents access to an active lifestyle, and its office buildings and industrial sites make it an attractive place to do business. Interstate 84, a primary gateway for daily commuters, runs through Southeast Meridian. “There’s a lot of new infrastructure in Southeast Meridian—both governmental and commercial,” says Evans. “You can hop on the freeway, and it’s a smooth drive with new roundabouts.”

Modern new builds and gated subdivisions

Oak trees line Southeast Meridian’s residential streets and shade its sidewalks. Walkers and cyclists roam the streets daily, waving to their neighbors. Craftsman, contemporary and modern homes typically feature two to three-car garages and moderately-sized front lawns. Some homes sit on the end of cul-de-sacs, ranging from $419,000 for a single-story house to more $1.2 million for a home spanning 5,000 square feet. Southeast Meridian is home to numerous subdivisions, such as Tuscany and the gated community of Movado. These subdivisions include private community amenities like pools, playgrounds and clubhouses. They can also have HOA fees stretching up to $150 per month. Prices vary from $395,000 for a townhouse to more than $1 million for a modern build from the 2020s.

Prime shopping and dining north of Overland Road

North of Overland Road are various shops and local establishments for fun and daily essentials. People grab coffee for their morning commutes at Lucky Perk Coffee, and Soup Kettle Grille and Boise Fry Company serve quick meals like sandwiches, soups and burgers during lunch breaks. Rudy’s Pub and Grill combines barbecue and American dishes in a laid-back environment. Groceries can be purchased from Albertsons. “A huge draw to Meridian is the Village, an outdoor shopping mall which, while it was being built, was the largest construction project in the United States,” Evans says. The upscale shopping center includes restaurants, office spaces and retail stores. Visitors can roam around the mall’s stores, including national and local brands like Urban Outfitters, H&M and Nike.

High-rated schools partnered with Idaho State University partnership

Children are zoned for West Ada School District, which earns an A-minus rating from Niche and ranks second in the Boise area. Kindergarten through fifth-grade students can attend Pepper Ridge Elementary, rated B-plus. Students continue grades six through eight at Victory Middle, an A-minus school, and get their high school diplomas from Mountain View High. This B-plus school has more than 20 after-school activities and clubs, including Business Professionals of America and the Technology Student Association. The Idaho State University Meridian Campus is also in the neighborhood, partnering with the West Ada School District for courses and degrees.

Zipline opportunities at Discovery Park

Within the neighborhood is Gordon Harris Park, which spans 11 acres. Visitors can take advantage of the basketball court, while kids can let loose in the playground. Renaissance Park in the Tuscany subdivision is open to the public. The 6.5-acre green space has an Italian theme with a sculpture nodding to the Renaissance era. Visitors can also enjoy the open green space and picnic areas, and athletes can play pickup at the full-sized basketball court. Discovery Park is the city’s newest park, stretching 64 acres. Kids can enjoy splash and sand areas, and teens can ride around the skate park or the dual zip lines. There’s also a small dog park, but about 5 miles away is Storey Bark Park, where dogs have more space to run around.

Close to Meridian Dairy Days

Meridian Dairy Days is a nearly century-long tradition celebrating the Treasure Valley’s farming history. The three-day event is held in mid-June, and tens of thousands of attendees can catch local businesses on parade floats or people dressed as cows. Outside the parade, there’s a fair and booths of food vendors and artists. Oktoberfest, held in the fall, brings more than 15,000 people together to celebrate German culture through food, music and beer. Families gather at the Meridian Speedway from March to September for weekly races.

Nearby to Wahooz Family Fun Center

Museums and amusement centers are close to Southeast Meridian. Roaring Springs Water Park is one of the largest water parks in the northwest, and it’s open seasonally from May to September. Next door, the Wahooz Family Fun Zone has a combination of indoor and outdoor attractions, like go-karts, miniature golf and laser tag. The Children’s Museum of Idaho is an interactive museum for children ages 2-8.

Interstate 84 provides easy access to major employers

Southeast Meridian is located directly south of Interstate 84, which takes drivers 11 miles east to Downtown Boise and the Boise Airport. Twelve miles away in the opposite direction is Nampa. The easy highway access is also ideal for reaching nearby employers such as St. Luke’s Medical Center, Albertsons and Blue Cross of Idaho. “Most locals look at Boise and Meridian as one metropolitan area,” says Evans. “Things get more spread out as you move into Meridian, and there’s a more established downtown area in Boise, but people who live in Southeast Meridian work in either area.”
