Citrus
Sprawling southwestern home styles
Spacious luxury homes on ample properties make up a majority of the subdivisions here, often with broad driveways and multi-car garages. Wide streets give way to Pueblo-style and Spanish Revival single-family homes. The distinct red tile roofs and stucco exteriors are framed by palm trees and desert shrubs – and heavy-laden orange trees ready for harvest – that accent the pebbled landscaping. “Most homes here were built in the 1960s and 1970s, though modern custom builds are becoming more common,” says Blair, a Mesa native. Gated communities with lofty estates are also an option for homebuyers, many of which come with manicured lawns and private pools, among other amenities that add to their eye-catching curb appeal. Homes in Citrus tend to be pricier compared to other neighborhoods in Mesa, with a median price tag of $1.25 million.Education in highly rated Mesa Unified School District
Citrus students are zoned for top-rated schools within the Mesa Unified School District, including Franklin at Alma Elementary. Serving prekindergarten through eighth grade, Franklin at Alma earns an A overall grade and is ranked the best standout middle school in the Phoenix area by Niche. Students advance to A-minus rated Mountain View High School, which offers high-achieving academic and extra-curricular programs, including their highly rated marching band and nationally recognized Model UN program.Outdoor recreation and spring training in Mesa
Gene Autry Park is an expansive 47-acre outdoor space that features sand volleyball courts, shaded playground areas and the Mesa Tennis Center. At the Gene Autry Baseball Complex, people catch a game at one of its three full-size lighted fields and take advantage of the batting tunnel and a covered pitching station. Kensington Groves Park, located on Citrus' western boundary, features a basketball court as well as expansive green fields. For a day of tubing or relaxing by the water, folks of all ages head a few minutes outside the neighborhood to the Salt River.Attractions in the heart of Mesa are especially abundant, Blair adds. “Downtown Mesa has been revamped to emphasize its historic feel,” he says. “There’s so much to do, especially for families in particular, from the Museum of Natural History to the Sloan Park Stadium.” Springtime seems to be an especially busy time of year – the Angels and Chicago Cubs both call Mesa home for spring training, attracting visitors from all over the state.
Shops and restaurants around every corner
For shopping and dining close to home, Mountain View Plaza features a variety of restaurants and shops, including Mexican fare at Salsa Cabana or Boca Taqueria. For groceries or any other daily essentials, residents head to Walmart, located just outside the neighborhood. And with shopping malls nearby in Downtown Mesa and surrounding neighborhoods, specialty retailers and local boutiques are never far away. “There’s shopping wherever you turn in Mesa,” Blair says.Proximity to major thoroughfares
East McDowell Road runs through the neighborhood and connects to Red Mountain Freeway, providing easy access to nearby communities. Residents take East McKellips Road to Downtown Mesa in under 20 minutes, while Route 202 gets them to the Phoenix-Mesa Airport in under 30 minutes. Citrus is also close to Highway 60 and Arizona State Route 101.Crime in Citrus Hill
