Upscale suburban comfort in Mesa
Rancho de Arboleda is among the communities located along the northern edge of Mesa that cater to metro Phoenix residents seeking a little more space and comfort. But in some contrast to neighboring Lehi, for example, Arboleda boasts more upscale suburban traits. “You got a combination of things here. One of them is location, location, location. It’s close to the freeways, which give you access to the airport. You can also get to Scottsdale pretty quickly, as well as other parts of the East Valley,” says Kenny Klaus, a Realtor with Real Broker Arizona, who’s made 10 sales in Arboleda. “Boeing, that’s a big place up there, and the neighborhood’s conveniently placed from that perspective. Arboleda also has more of your larger, higher-end properties. More luxury, seven figure-plus type houses that are gated, with close to 1 acre lots and more.” Boeing operates several facilities just east of Arboleda in the area of East McDowell and Higley roads. In addition to the quick access to other parts of the Valley, there's shopping and dining centers on the south end of the neighborhood, several recreational spaces and the Phoenix-Mesa Gateway Airport to the southeast. Arboleda shares the South Canal with Lehi. The Eastern Canal and its trail forms Arboleda’s western bounds and is part of a greater Valley network many metro Phoenix residents can conveniently access for outdoor leisure like walking, jogging and biking. Other notable attractions can be found west of the Arboleda at Hohokam Stadium and Sloan Park, respectively the spring training homes of the Oakland Athletics and Chicago Cubs. “They call it ‘Wrigley West’ out here. That’s a huge, huge draw,” Klaus says.

Spanish Revivals and stately Tuscans
The homes here can be found in neatly grouped subdivisions where it’s not uncommon to see small front lawns — not exactly a common feature for residential lots in metro Phoenix — spruced up with garden beds filled with short palms, cacti and other desert shrubs. The Spanish Revival or Tuscan look seen across much of the Phoenix area are the common styles found here, with many exteriors made up of tan and earth tone stucco. Price points here can run between the lower $600,000s for the standard single- or two-story Spanish Revival style homes dating back to the 1980s and 1990s and reach just past $2 million for a more stately home with more defined Tuscan features and occupying nearly an acre.

Access to Valley’s canal trails
Residents here have access to the network of canal trails that pass through greater Phoenix. The South Canal trail runs right along the neighborhood’s northern bounds and allows cyclists starting out from Rancho de Arboleda to quickly connect to a paved bike trail. Residents can also access the Eastern Canal trail located right along the neighborhood’s western bounds. Users of Sheepherders Park on the north end can take to the walking paths, while children can burn off some energy on the spacious and sand-covered playground. While they’re both a little outside of the Arboleda bounds, the Krazy Air Trampoline Park and Arizona Commemorative Air Force Museum just east are some other nearby destinations. Visitors to the museum can look at displays of historic warplanes that include a 1944 B-17G bomber.

Those looking for thin crust pizzas, other classic Italian dishes and molten chocolate cakes topped with vanilla ice cream can stop by the Vito’s Pizza & Italian Ristorante.
