Houses and manufactured homes with a relatively low median for Mesa

Housing includes a small number of multifamily properties, but most options are manufactured homes and single-family residences. You'll find late-20th-century ranch-style homes, often on relatively large lots, along with newer Spanish-style homes in suburban subdivisions. Houses typically sell from the upper $200,000s to the upper $600,000s. The median single-family sale price is around $340,000, which is below the citywide figure.

Manufactured homes on individually owned lots generally range from the low $200,000s to the low $400,000s. According to Lisa Sandoval, associate broker with Berkshire Hathaway Home Services and a Valley resident for more than 30 years, many manufactured homes are located in dedicated communities. “The communities often have amenities like pools and pickleball courts,” she says. “Some have dog parks too.” Sales in these areas often range from around $20,000 to the mid-$100,000s, and residents usually pay monthly lot rents of $600 to $1,000.
