Ranch-style homes sit close together along the neighborhood’s sidewalk-lined streets, with grassy lawns and paved driveways leading to an attached garage or carport. Most houses here were built in the 1960s and ‘70s, but some can be as old as the 1930s or as new as the 2010s. “There’s a lot of people who have lived here for years, so you’ll see homes that haven’t been touched in the 60 years since they bought it,” says Bryce Henderson, a Realtor with Four Peaks Brokerage Company who’s sold homes in the area for 12 years. “It’s like taking a step back in time — linoleum flooring, avocado green countertops, shag carpet. It's dated, but it's very clean and taken care of.” Layouts are between 800 and 3,200 square feet with two to six bedrooms, and lots range from around one-sixteenth to nearly 2 acres. Homes on larger lots generally cost more, with prices ranging from $260,000 to $700,000.One- and two-level townhouses are also available throughout the neighborhood; built in the 1960s through the 2010s, many have Mediterranean elements like clay-tiled roofs and stucco exteriors. Prices range from $200,000 to $450,000, with newer townhouses typically costing more; monthly homeowners association fees of $60 to $200 cover ground maintenance. Manufactured homes are available in the west and southwest, with one or two bedrooms and prices between $20,000 and $45,000, plus monthly lot fees of $650 to $750.
Disc golf at Emerald Park
Locals can get outside at the 22-acre Sherwood Park, which has a playground, soccer field and plenty of green space. The 16-acre Emerald Park is known for its 18-hole disc golf course and shaded playground. Pioneer Park, about a mile north, is a popular community gathering space with a large playground climbing structure, splash pad and antique steam locomotive. On hot days, families can cool off at Golfland Sunsplash, an amusement park with water slides and mini golf, or they can head to Jake’s Unlimited, an indoor arcade with laser tag, carnival games and billiards. The Mesa Unified School District earns an A-minus from Niche and is a school choice district. Local kids might choose to attend the A-rated Franklin West Elementary, or they might be zoned for the B-minus-rated Keller Elementary. Students from either can then attend the B-rated Taylor Junior High before continuing to the B-plus-rated Mesa High, which is known for its school spirit. The high school unites around the motto “Carry on,” which can be found painted around campus and in the school’s song. The phrase was first said by former student and football player Zedo Ishikawa in 1932 as he lay dying from an accidental shooting; he told his father that he wanted the team to play tomorrow’s game and “carry on.” Though the team lost the game, Mesa High honors Ishikawa by performing an annual cemetery cleanup and by giving the annual Ishikawa Award to the school’s top athletes.Emerging musicians at the Mesa Music Festival
Residents can head to Downtown Mesa for live music. Bands and solo acts perform regularly at the Mesa Amphitheatre and the Mesa Arts Center. At the three-day Mesa Music Festival each April, music lovers can catch emerging artists at various venues and restaurants around downtown.Near Valley Metro light rail stops
Highway 60 passes through the neighborhood, leading about 19 miles west to Downtown Phoenix. Downtown Mesa is around a mile north on Country Club Drive. The Valley Metro’s light rail stops along Main Street to the north, providing an alternative route to Downtown Phoenix. The Valley Metro bus stops in the neighborhood, and dedicated bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Dignity Health AZ General Hospital Emergency Room is in the southeast, and Banner Desert Medical Center is around 4 miles west. Phoenix-Mesa Gateway Airport, which has domestic commercial flights, is around 18 miles southeast, and Phoenix Sky Harbor International Airport is a 13-mile trip.Organ Stop Pizza’s Wurlitzer pipe organ
The Mesa Grand Shopping Center in the neighborhood’s south is home to national retailers and local chain restaurants. After picking up essentials from Walmart and browsing the racks at Burlington, hungry shoppers can head to Backyard Taco, a locally owned fast casual Mexican restaurant, or to The Hub Grill and Bar, a sports bar serving classic pub fare. Organ Stop Pizza is popular for its Wurlitzer pipe organ performances. Downtown Mesa, located roughly a mile north, has more local options for a night out, including the veteran-owned Cider Corps, where a portion of sales goes to veterans' causes. Nearby grocery stores include Food City, El Super and Sprouts Farmers Market.Moderate flood risk
While flooding in Woodbridge Crossing is rare, homes here sit in the 500-year floodplain and have a moderate risk of flooding. While this likely won’t affect homeowners’ insurance rates, they are advised to develop an emergency plan just in case. The area last experienced flooding in 2014, when rainfall overwhelmed the drainage basin near Highway 60.
