A neighborhood of Latin-inspired eateries and churches
Allapattah’s heritage is reflected in its array of dining options. Taquerias, taverns and other eateries appear throughout the neighborhood. Few flaunt their Hispanic influences more proudly than I Am Latin Café, a popular destination known for its Cuban sandwiches and coffee. Cuban-inspired eats are also available at Papo Llega y Pon, which is known for its Cuban-style roast pork sandwiches. Festival del Platano, which celebrates one of the most versatile ingredients in Latin American cuisine, is a signature community event held every November at Juan Pablo Duarte Park, one of three neighborhood parks. The neighborhood is also home to the popular Hometown Barbecue.Local shopping options are spread throughout Allapattah, but the neighborhood’s premier retail destination is River Landing Shops & Residences. The mixed-use development on the neighborhood’s south side offers a Publix and features a mix of brand-name retailers and boutique options. The neighborhood’s heritage is also evident by its many Christian houses of worship. Foremost among them is Corpus Christi Catholic Church, which hosts popular events centered around holy days such as Easter and Christmas and helps residents find needed resources.

Median sales price significantly lower than neighbors
The neighborhood’s median sales price of roughly $560,000 is less than nearby neighborhoods such as Wynwood and the Miami Design District. More than 80 percent of Allapattah residents are renters. The median age is 41. Neighborhood housing options are anchored by older, typically smaller single-family homes. Many were built from the 1920s, when the neighborhood was first annexed by the city, into the 1950s. Mediterranean Revival and Mission Revival architectural styles stand out. Sidewalks offer appealing walkability along streets enhanced by mature trees. Condos are found mostly on the west and south sides of the neighborhood, with options available near the Miami River. Home prices typically range from around $300,000 to about $800,000. However, larger riverfront homes in the Spring Garden community on the neighborhood’s southern edge can list between the low $1 millions to the mid-$2 millions. Condos start at under $200,000 and range into the mid-$300,000s for high-rise options with river views. Residents should be aware that there is a risk of flooding and a high risk of wind damage during hurricane season, and insurance rates are likely to reflect that.

Neighborhood industry, health care support residents
Residential settings on the north and south sides of the neighborhood are separated by a large section of businesses that run from one end of Allapattah to another. “There’s a heavily built-up industrial strip, and a lot of the housing serves people who work in those warehouses,” says Carlos Fausto Miranda of Fausto Commercial Realty Consultants, who sells property throughout Miami's urban core. Miranda says several local hospitals are major employers in the area.
Neighborhood attractions contribute to area’s emphasis on art
The neighborhood is home to a pair of cultural attractions. The Rubell Museum features works by renowned artists such as Jean-Michel Basquiat, Andy Warhol and Yayoi Kusama. Across the street is Superblue Miami, where visitors can immerse themselves in light-fueled audiovisual experiences. “It has a stronger artistic backbone than Wynwood,” Miranda says. “Wynwood used to be the place with all the galleries, but many of them have been repurposed for development, and there’s not many left.”

Interstate 95 and 195 converge in Allapattah’s northeast corner, but it’s public transportation that provides easy access to the heart of the city and nearby amenities. “It’s served by three Metrorail stops,” Fausto Miranda says,” which is not that common in Miami. It’s a very transit-oriented neighborhood.” The Metrorail, whose tracks run through the neighborhood, and Metrobus provide commutes to the following destinations: • Downtown Miami and the Brickell Financial District • Miami VA Medical Center and Jackson Memorial Hospital • Miami International Airport “Allapattah is one of the most vibrant urban core neighborhoods in Miami,” where a working class past meets with a cosmopolitan future,” Fausto Miranda says.

Living in Allapattah wasn't too bad. The public schools are great, and being near the highway makes getting around Miami easy. However, safety is a concern, as police frequently block streets in response to incidents throughout the year. It's also not the best area for walking or biking since it doesn't feel very safe. If you drive, it's fine, but if you like walking everywhere, it's not the best spot.

its a great neighborhood it just needs to be treated well. i have lived in this neighborhood since i was five and now i am sixteen , i could not have asked for a better place to call my home.
