Housing options are split between Devon Aire Estates’ single-family homes, and Devon Aire Villas’ townhouses. The typical home offers plenty of yard space, with many backyards featuring pools. Several homes offer waterfront views, and those located along the shores of the neighborhood’s small lake provide appealing access for fishing and small watercraft. The townhouses are known for their low HOA fees, which rarely exceed $60 per month. Townhome prices range from the mid $300,000s to the high $400,000s and home prices from the low $600,000s to the low $800,00s. The median price of about $465,000 is lower than the median in the neighboring communities of The Hammocks and Three Lakes. The neighborhood faces a low risk of flooding. Buyers attracted by excellent schools in, around the neighborhood

“It’s an excellent neighborhood with an elementary school that you can ride your bike to,” says Alfredo Bild of Bild Properties, who has sold townhouses in Devon Aire. “There’s also a middle school nearby that is one of the best in the area.” Devon Aire K-8 is often considered the local elementary school because the neighborhood is also zoned for Arvida Middle School, a top-rated institution that serves students in sixth through eighth grades. Older students typically attend Miami Killian Senior High in Kendall, which features a Law Studies program. All three are part of the top-rated Miami-Dade County Public Schools district, which allows students to apply for transfers under the state’s Open Enrollment program.

A fun-loving neighborhood that celebrates with holiday events

Devon is known for its community engagement, which results from a high homeownership rate – nearly 75 percent – and many longtime residents. The neighborhood is especially active around the fall and winter holidays. The Halloween Block Party is a popular signature event that features music, food trucks, bounce houses and more. The neighborhood really gets into the holiday spirit with several events around Christmastime. The Christmas Castle is a neighborhood home that is the featured attraction among the area’s festive holiday light displays. Devon Aire Park gets into the act, too, as one of several District 7 parks that light up for the holidays. In addition, the Devon Aire K-8 PTA organizes events around this time, including a Holiday Chorus and a Holiday Dance.

Devon-Aire Park is a neighborhood gathering place that features several ballfields, athletic courts for basketball, tennis and pickleball, and a playground. The community green space, adjacent to Devon Aire K-8, also offers paved walking paths. Residents don’t need to leave the neighborhood for indoor entertainment at Miami Roller Rink, another popular stop in this active community. In addition to skating, the rink features classic arcade games and theme nights. Kendall Ice Arena is a featured recreational attraction in the neighboring suburb.

Nearby shopping centers and Kendall’s large-scale destinations

The roller rink anchors the Crystal Plaza Shopping Center. Larger retail centers featuring a wider variety of stores as well as restaurants can be found nearby. Publix Super Market at Plaza Del Paraiso is about a mile away. The adjacent Kendall Breeze Shopping Center offers stores, restaurants and medical and dental services. In Kendall, Dadeland Mall features more than 180 stores and restaurants. Across the street is Downtown Dadeland, which features boutique stores, cafes and fine-dining restaurants.

You’ll need a car to get around the area

Residents can catch the bus along Killian Parkway for travel into Kendall, but the neighborhood is primarily car-dependent. “In that area, it’s centrally located, with easy access to major roads,” says Jeffrey Bishoff of Bishoff Realty, Inc., who has sold a pair of properties in the neighborhood. Devon Aire is bordered by Florida’s Turnpike, one of two nearby roadways that help connect residents to the heart of Miami. The other is State Road 874. Also known as the Don Shula Expressway, SR 874 connects residents to the Palmetto Expressway, a major north-south artery for travel in the Miami area. The two expressways provide access to Miami International Airport about 15 miles away. Residents should be aware that the area, especially Kendall, is known for its heavy traffic.
