Transit, quick highway access and a short drive to Miami’s core
Thoughtful street planning makes Downtown Gables walkable, but there are still plenty of cars. Traffic is worst around signature events like the annual Coral Gables Festival and during the winter tourist season when snowbirds flock to the area. The neighborhood centers around Ponce de Leon Boulevard, lined with Metrobus and Coral Gables Trolley stops. Another main thoroughfare, Douglas Road, is a straight shot to Miami International Airport, about 4 miles north. Downtown Miami is just over 6 miles away. Nearby highways include U.S. Route 1, the Dolphin Expressway, the Palmetto Expressway and Interstate 95.
What to expect pricewise in Downtown Gables

"It has a lot of really beautiful old Spanish and Mediterranean [Revival] homes, which many people have recently refurbished,” she says. “This architecture is a big part of the community, and it gives it some nice character." Many of these earthy, stucco-sided, terracotta-roofed homes were originally built in the 1950s, though some date back as early as the ‘20s. Lots are small, with a median just over an acre. As for condominiums, there are low-rise, midrise and high-rise options. Boutique buildings like 100 Andalusia offer luxury units for a higher price tag.

Hundreds of shops and dozens of restaurants on the famed Miracle Mile
The Miracle Mile, a famous section of Coral Way, is home to hundreds of places to shop and dine. Local favorites include La Pata Gorda, an Ecuadorian seafood favorite for its fresh ceviche; Fratellino, a cozy trattoria serving classic pizzas and pastas; and CRAFT, serving elevated Americana dishes in a chic setting. Good eats aren’t limited to the Miracle Mile. Brown suggests exploring the nearby Giralda Avenue. “It’s a brick street, cute area for walking around or getting a bite to eat,” she says. “It has some really great restaurants, my favorite is a great Italian spot, Luca Osteria."
Top-rated public, charter and magnet schools serve Downtown Gables
Downtown Gables is served by a top-rated school district, Miami-Dade County Public Schools, and top-rated schools, such as George W. Carver Elementary School and Coral Gables Senior High School. Top-rated charter and magnet schools are also nearby, including Somerset Gables Academy and International Studies Preparatory Academy. Students are placed into magnet programs through a lottery; however, arts school admissions are based on an audition. Open enrollment lets students switch schools depending on seat availability.
George Washington Carver Elementary, located in Downtown Gables, is a top-rated public school offering strong academics and international magnet programs.
