No HOAs add to appeal of midcentury homes on spacious lots
“It’s mostly middle-class, single-family homes,” says Carlos Rivero , a real estate agent with Re/Max Advance Realty II. “It’s a nice Miami neighborhood.” Rivero adds that the area is known for not having HOAs. Non-HOA homes are typically more affordable because there are no monthly fees associated with upkeep. They also give residents freedom over their homes. “You can basically do anything you want,” Rivero says. Despite the lack of residential restrictions, properties are well-maintained. That can be attributed to a homeownership rate that exceeds 90 percent. Such a high rate speaks to the neighborhood’s appeal.
Waterfront properties along the neighborhood’s small lake stand out among housing options that feature a mix of ranch-style and other midcentury designs on spacious lots. Interiors are spacious as well, as the average home offers nearly 2,400 square feet. Driveways and attached garages are standard features, and many homes have pools. Condos and villas can be found for under $400,000, but home prices typically range from the high $600,000s to the low $900,000s. Noise from the nearby Miami Executive Airport is a possible concern potential homebuyers should be aware of.
