Creatives and foodies can find community in Little River as the Miami neighborhood grows into its artsy, urban identity. Up-and-coming for years, Little River has been steadily building its appeal, from a hip collection of local businesses to charming, renovated midcentury homes. New restaurants, art galleries and thrift stores, as well as nightlife, weekend farmers’ markets, parks and schools are within walking distance, and city efforts to improve walkability are ongoing. Another incoming development is the Little River District, a mixed-use project slated to bring thousands of new housing units, additional green space, transit facilities and more to the community’s south side. With so much going on – and much more to come – Little River appeals to renters and homebuyers, with most residents renting.

Prices range from condos in the $100,000s to houses in the $800,000s

Mature greenery, such as fruit, palm and live oak trees, brings color and a bit of shade to every block in Little River. The neighborhood has a mix of single-family and multifamily properties. Condos and townhouses run from the mid $100,000s to the low $200,000s. Older units are located within the gated Sunset Palm Villas subdivision on the Little River. Newer units, built in the early 2000s, can be found in a low-rise on 1st Avenue. Homeowners’ associations are standard in both sections, but most single-family homes in the community are HOA-free. Types of houses in Little River include midcentury cottages, a smattering of new-construction starter homes and the odd 1920s Spanish Revival. They sell between the low $300,000s and the high $800,000s. Lots tend to be well under a quarter-acre, with broad driveways leaving room for little lawns. Street parking is available along paved and dirt road verges, where sidewalks meet iron-wrought fences.

The median price hangs in the low $400,000s, down 11% from last year. Little River is currently a buyer’s market, with listings taking close to 90 days to sell on average – longer than the national average of 53 days. Miami native Bryant Grosso, a Realtor with R House Real Estate, says investors should watch for listings. “The Little River of last year, or even two years ago, and the Little River of 2030 are going to be very different,” says Miami native Bryant Grosso, a Realtor with R House Real Estate. “If you’re in a position to purchase and hold, it’s a good spot. The takeoff has already started.”

There are quite a few advantages to life in Little River. The neighborhood is:

  • Drivers deal with routine road congestion during major drive times
  • New developments coming to Little River are expected to drive prices up

Dining spots and outdoor parks locals love in Little River

The Citadel is a chief attraction. Opened in 2019, the contemporary food hall and marketplace has brought creatives, communities and international cuisines together in Little River. It showcases local artists throughout the facility and across dedicated galleries. The rooftop bar, featuring Miami skyline views, is popular for a flurry of events, from yoga classes and holiday pop-ups to bottomless-mimosa brunch and nightclub sets. Downstairs, the food court has an eclectic array of eateries, menus as varied as Italian, Vietnamese, Venezuelan and Tex-Mex. A wider variety of cuisines can be found throughout Little River, from vegan eats at The Plantisserie to the TikTok-famous Sunny's Steakhouse.

Athalie Range is the largest park in the neighborhood, featuring an outdoor swimming pool, tennis and basketball courts, a playground, a ballfield and a multipurpose field. Larchmont Park sits along the river with a waterfront playground as well as racquetball and basketball courts. Farther down the river, folks can use the small ramp at Manatee Bend Park to launch kayaks, canoes and paddleboards.

How Miami-Dade schools offer choices beyond neighborhood zoning

Miami-Dade County Public Schools, a top-rated district, offers multiple pathways beyond neighborhood schools. These include a controlled, district-wide open enrollment system, out-of-district transfers and magnet programs. The School for Advanced Studies is a top-rated magnet program for 11th and 12th graders that the district runs across five Miami Dade College campuses. The dual enrollment program lets students graduate with their high school diploma and a two-year Miami Dade College Associate in Arts degree. The college’s northern campus is about 5 miles from Little River.

Easy access to I-95 and Biscayne Boulevard for quick city trips

Little River is a walkable pocket, but Greater Miami is car-dependent, so transit is limited to Metrobuses while the community awaits its first Tri-Rail station. Interstate 95 runs along the neighborhood’s west side, and Biscayne Boulevard is a couple of blocks east. Both roads are direct routes to Downtown Miami. I-95 links with Interstate 195, which is a straight shot to the airport.
