Ranch-style homes featured among housing that offers relative value

The neighborhood is walkable, as sidewalks line both sides of streets that are enhanced by palms and other mature trees. Sierra was developed primarily in the 1950s and ‘60s, so midcentury ranch-style designs are common. Several homes stand out for their recent renovations, and these homes are among the highest-priced offerings. Prices typically range from around $400,000 to $600,000-plus. The median price of $525,000 is about 10 percent cheaper than that of neighboring Sierra Mirada. “In that pocket, west of Miami Beach, it’s a little bit more affordable,” says David Moreno of Precision Real Estate Group,” who has sold homes in the neighborhood. “The prices are a good entry point for first-time homebuyers.” Many homes offer garages or carports, and street parking is available throughout the neighborhood. Front yards vary in size, and back yards often have room for pools. Sierra is more of a transient neighborhood, with renters outnumbering homeowners nearly 2 to 1. However, Moreno says, “It’s definitely changing. I wouldn’t say it’s gentrifying, but it’s becoming more family oriented.”

Stores, restaurants, services in and around the neighborhood

Commercial convenience is a major draw for those relocating to the area. The Publix at Ives Dairy Crossing is located on the neighborhood’s north side. Adjacent is a collection of retail stores and a Walgreen’s. Across the parking lot is a Pollo Tropical and a Chase Bank. The concentration of retail and services is located at the intersection of Northwest 199th Street and State Road 7, also known as U.S. Highway 441. SR 7 is a busy commercial corridor filled with additional shopping and dining options along the neighborhood’s west side.

Proximity to Hard Rock Stadium, planned city center

Easily accessible from the neighborhood and about 3 miles west is Hard Rock Stadium, home of the NFL’s Miami Dolphins. The stadium, which also serves as a large-scale concert venue, is the center of a sports complex that also hosts professional tennis and Formula One events. A 35-acre parcel nearby is slated for the Miami Gardens City Center, an ambitious mixed-used project. Neighborhood elementary part of top-rated school district

The neighborhood is served by the top-rated Miami-Dade County Public Schools district. Hibiscus Elementary on the community’s south side is the highest rated of the nearby schools that students would typically attend. Older students can attend Andover Middle School and Miami Norland Senior High. The high school offers magnet programs in biotechnology and forensics, hospitality and tourism, information technology and sports medicine. Florida’s Open Enrollment program allows district students to apply for transfers to schools outside of their geographic zones.

Easy access for commuting to Fort Lauderdale and Miami

Florida’s Turnpike, near Hard Rock Stadium, and Interstate 95 are easily accessible and provide convenient travel to the region's economic centers. “They’re mostly commuting,” Moreno says of neighborhood residents. “You’re in a spot where you can go north to Fort Lauderdale or south to Miami.” Fort Lauderdale is about 17 miles from the neighborhood and Miami about 14 miles away. Both cities have international airports, which are major regional employers. Additionally convenient is that State Road 7 intersects with I-95 and the turnpike at the Golden Glades interchange, about 2 miles away. As for public transportation, the bus runs along several neighborhood roadways, and there is a commuter train station at the interchange.
