The residential pocket of The Roads might be just minutes from Miami’s bustling business and entertainment sectors, but it occupies its own small alcove where the streets run perpendicular to the city’s standard grid style. “It’s akin to the fold on the corner of a bed, or when you’re wrapping a present, and there’s that little tuck you have to make,” says Gina Robichaux, Realtor with Coldwell Banker and longtime resident of South Florida. A product of Miami’s legacy Brickell family, this 1920s neighborhood was designed to be a haven for pedestrians and native plants, and it’s remained that way for more than 100 years. But the neighborhood also attracts residents with its convenience to downtown Miami, major shopping centers, the Brickell financial district and HCA Florida Mercy Hospital. “You get a nice little neighborhood, but you’re also in the middle of the urban access,” Robichaux says. “If you want a single-family home and you work downtown, this is a great way not to have a horrible commute.” Commuting pretty much anywhere is easy with the neighborhood’s proximity to both Interstate 95 and U.S. Route 1, not to mention the accessibility of the Miami Metrorail. Balanced between downtown Miami and the quaint Coconut Grove, The Roads offers a walkable respite from the city’s bustle while staying close to all the action.

A diverse slice of Miami’s culture
Saint Sophia Greek Orthodox Cathedral has been here since 1927, and additional houses of worship include Sts. Peter and Paul Catholic Church, The Center for Jewish Life at Beth David and the Miami Buddhist Center. The area is even home to the American Museum of the Cuban Diaspora, and the historic Vizcaya Museum and Gardens is less than 2 miles away.

Although the neighborhood was originally built between the 1920s and 1940s, homes in The Roads span the decades from original Old Spanish-style cottages to massive 21st-century contemporary estates. “All these homes are in really good condition. The ones that weren’t have been torn down and replaced with million-dollar modern homes,” Robichaux says. A million dollars is on the low end, though, with newly constructed four- and five-bedroom homes listing for $4 million or more. Even homes from the 1920s can sell for more than $2 million if they’ve been well cared for; many boast updated windows and roofs to comply with the latest hurricane preparedness standards — an important factor in buying a home on the Florida coast. A few luxury condos sit along Southwest Third Avenue, and most two-bedroom units are listed between $400,000 and $600,000.

Miami Beach is within 10 miles
Aptly named Triangle Park is a slice of greenery at the corner of Southwest 11th Street and Southwest Fourth Avenue, offering a leashed dog-friendly area with basketball courts, picnic tables and a playground. Simpson Park includes nearly 8 acres of trails and endangered plants shaded by a canopy of trees that are part of a protected hardwood hammock. Students can attend historic Miami Senior High
As part of Miami-Dade County, students are zoned to attend Coral Way K-8 Center, which is the county's only bilingual school and scores a grade of B on Niche. Many students will move on to attend Miami Senior High, which scores a grade of B-plus and offers multiple magnet programs for teaching, public affairs and law careers. Established in 1903, Miami High is the oldest high school in the county. There is also an abundance of private and faith-based schools in the area, including The Gordon School at Beth David, a Jewish day school for kindergarten through sixth grade students. Sts. Peter and Paul Catholic School is another popular option, operating out of a grand building built in the early 1940s.

Residents stay busy with events in downtown Miami
