Abundant green space with multi-use trails and public gardens
New Monmouth’s recreational opportunities are boundless, from the parks and country clubs to the proximity to the Jersey Shore beaches eight miles away at Sea Bright. Off Route 35, Deep Cut Gardens has become a cherished public park with extensive greenery and walking trails across a 54-acre estate. Nearby, Tatum Park contains 366 acres of fields and wooded lands, as well as playgrounds for kids and activity centers. There’s also the fossil-rich Poricy Brook, where locals can scout out fossilized shark teeth and shellfish that date back to the Mesozoic era in the stream bed, as well as hike along the trails. Locals can also check out the 17th-century Murray Farmhouse close by and peruse the ground’s 250 acres of green space. Two popular country clubs include the Navesink Country Club near the Navesink River and the Beacon Hill Country Club closer to the Sandy Hook Bay. And overlooking the Navesink river, the Huber Woods Park contains 390 acres of public green space and multi-use trails that can be used for horseback riding.Several retail hubs along Route 35
Route 35 serves as the central commercial artery of New Monmouth, running past several shopping centers and supermarkets such as Whole Foods. A few of these retail hubs include Middletown Plaza, Town Brook Commons and Union Square Shopping Center. Plenty of eateries are also along Route 35, such as New Monmouth Diner, Nicholas Barrel & Roost for casual American fare, and Casa Calaveras for Mexican food, as well as several chain restaurants. For freshly baked goods, desserts and cakes, J&M Bakery is a go-to for locals and Italian specialty foods can be found at Livoti's Old World Market. And just across the bridge, more retailers and trendy restaurants are found in the nearby town of Red Bank.Stately homes on expansive lots at various price points
New Monmouth offers a wide array of single-family home styles, from custom colonials and waterfront mansions, to quaint ranches on large, green lots. Still, the market for buyers is a bit challenging: “There’s a lack of inventory and prices continue to climb. Buyers are feeling the crunch from the high prices and high interest rates. But there are good opportunities out there if you’re flexible with where you’re willing to live,” says Giberson. Prices generally range from $625,000 to $1.9 million for single-family properties, averaging around $655,500 over the last year. A snug ranch in the heart of the neighborhood can go for $725,000, a sprawling colonial on 8 acres can list for $1.9 million and a 19th-century estate can go for just under $1.1 million. Townhomes generally lean towards $450,000 but new, turnkey townhouses are now listing for $925,000 and up. Two-bedroom condos in low-rise, brick- and-vinyl-clad buildings range between $354,000 and $369,000. Along the star-studded Navesink River Road, properties command a high dollar, but also vary widely, ranging from anywhere between $720,000 to $10 million for homes near the river.Route 36, Route 35 and two ferry terminals for transportation
Route 36, located on the northern side of the neighborhood, conveniently brings residents to the Jersey Shore beaches in under 10 miles. Route 35 traverses the area’s center and serves as a main thoroughfare, connecting locals to both northern and southern Jersey, as the NJ Transit train stops in Middletown. “The train will get you to New York in about an hour and 10 minutes, and the ferry is only 40 minutes to get to Wall Street,” says Giberson. The Seastreak ferry is available at both the Belford terminal and Atlantic Highlands, which offers transport to Pier 11 in Lower Manhattan and also stops in Midtown Manhattan. Middletown Township is populated with many public schools, all of which receive either an A, A-minus or B rating from Niche. Middletown Village Elementary School receives an A-minus rating, as well as Thompson Middle School for grades 6 through 8. For high school, students can either attend the B-rated Middletown High School North or the A-minus rated Middletown High School South, which is ranked as one of the top 20 schools for athletes in New Jersey.
