Situated on the eastern outskirts of Middletown, New England Heights offers a collection of conveniently located subdivisions, condominiums and single-family homes close to major thoroughfares. “It’s a minute and a half from Interstate 75 and close to shopping and dining in the area,” says Kelley McCray, a new home sales counselor at Cristo Homes. The area has a mix of homes built between the 1970s and early 2000s and new home communities like Heritage Landing, which Cristo Homes is developing. With Dayton and Cincinnati accessible via I-75, New England Heights draws buyers looking for the convenience and comfort of suburban living.

Grocery stores and fast-food spots on Route 122
The neighborhood is close to the retail corridor of Route 122 and Towne Boulevard, which are lined with big-box retailers, grocery stores and fast-casual joints. The area has grocers like Aldi, Meijer, Walmart Supercenter and Kroger. Veracruz Mexican Restaurant is a rustic spot tucked into a humble strip mall on Elliott Drive, offering rotating specials and refreshing margaritas. Retail shopping is still developing in the area, but locals are a quick drive from shopping centers in Dayton and Cincinnati.

“We’re conveniently located off of I-75, right between Cincinnati and Dayton, so it’s a nice commute spot for people who want to be a little bit out of the way but don’t want to be too far from either city,” McCray says. Dayton is about 25 miles north, while Cincinnati is 35 miles south. Ketting Health Middletown offers medical care about five minutes away.
Middletown is home to numerous houses of worship. Residents are close to several Christian churches and Al-Imam Al-Muntadhar Center, a local masjid.

Cul-de-sacs, condos and new construction
Most of the community consists of subdivisions and cul-de-sacs, but East Ridge Condominiums also has two- and three-bedroom units that cost between $90,000 and $150,000. Ranch-style, split-level and new traditional homes typically come with two-car garages and sidewalk-lined streets. Original homes can range from $150,000 to $250,000, while renovated houses can cost between $200,000 and $300,000. New builds in communities like Heritage Landing can range from $240,000 to $290,000.
Split level homes are one of the more common styles found in New England Heights.
While most of New England Heights consists of single family homes, units can be found in East Ridge Condominiums for between $90,000 and $150,000.

Ample green space and fishing at Armco Park
Thanks to sidewalks and a lack of traffic, the residential streets are walkable and bikeable. Warren County Armco Park is about 10 minutes away and spans 311 acres. “Armco Park is one of the closest parks with a golf course and fishing for kids,” McCray says. “It’s got a disc golf course with shelters that you can rent and lots of baseball diamonds.” The Middletown Pickleball Association meets at nearby Lefferson Park, which also features tennis courts, a playground and a ball diamond. Jacot Park is about 3 miles away and has a large playground and a paved walking path. For a quick day trip, King’s Island is about 30 minutes away and the Cincinnati Zoo and Botanical Garden is about 45 minutes away.

Middletown has public and private religious schools
Most students attending public schools will go through Middletown City School District, but kids on the east side of the neighborhood may attend Lebanon City Schools, which receives a B-plus grade from Niche. For those attending Middletown schools, kids may start at C-rated Creekview Elementary School. Highview Sixth Grade Center and Middletown Middle School both receive a C-minus. Middletown High School, rated C, offers college credit and Advanced Placement courses.
Nearby private school options include Middletown Christian Schools, a pre-Kindergarten through Grade 12 institution that receives a C-minus from Niche, and Northstar Classical School, a pre-K through Grade 7 school that is unrated by Niche.
