Sawyer's Mill features quiet streets lined with sidewalks, neatly trimmed front lawns and a mix of older and new construction. Some of its oldest homes were built between 1955 and 1980, usually ranch-style housing or split-levels that sell between $180,000 and $250,000. New construction began popping up in 2000 and slowly increased, so now the neighborhood features many contemporary homes. "We really didn't have new construction until maybe the last 20 years. This area is getting some of our newer homes, but not at the highest prices," Lawwill says. "The city is anticipating a big population boom because of commercial development we have coming, so new homes are going up now." Contemporary styles in Sawyer's Mill sell for $280,000 to $400,000, while Lawwill points out that new homes in other neighborhoods can sell upward of $500,000.Nearby education options for kids living in Sawyer's Mill
Local kids attend schools in the Middletown City School District. They can start at nearby Miller Ridge Elementary School, which has a C-plus on Niche, and is only a couple of miles away. Kids move on to Highview 6th Grade Center, unique in that it only teaches the singular grade level, before heading to Middletown Middle School. Both schools have C-minus scores. Middletown High School, with a C rating, underwent a $96 million renovation project that began in 2016 and finished in 2018. The original building was completely updated, while the Wade E. Sawyer's Mill is bordered by Dixie Highway, one of the city's major roads, and is only a mile from ramps that connect to Interstate 75. The neighborhood has no access to public transportation. "We hardly ever have bad traffic, especially compared to Cincinnati, and this area is right next to the highway," Lawwill says. "Since a lot of people commute to Dayton or Cincinnati, it's a plus for sure." Nearby Jacot Park, a small green space, provides a playground, soccer fields and a walking trail. For those seeking seclusion in the middle of the city, Sawyer's Mill is only about 2 miles from Bull's Run Nature Sanctuary and Arboretum. Visitors can bird-watch along the various hiking trails at the several bird-feeding stations scattered throughout the park and enjoy the vivid sights of wildflowers that grow in the spring and summer. "If you drive like 10 minutes to the river, there's an amazing bike trail that runs all the way to Dayton," Lawwill says.Close to big retail plazas and locally owned restaurants
Since Sawyer's Mill has no prominent shopping area, many will head 3 miles south to the retail plazas that surround the intersection of Interstate 75 and Roosevelt Boulevard. Residents can find big-box stores, such as Walmart and Petco, alongside grocers like Kroger and Aldi. Although this retail area has several chain restaurants, Lawwill recommends driving about 5 miles to downtown Middletown for the best of the city's dining. "Triple Moon Coffee is a personal favorite," Lawwill says. "And The Swire Inn does live music on the weekends. It's great pub food."
