“These homes are what we like to call Newport Colonials and Newport Cottages,” Chapman says of the beachy houses that fill Memorial Boulevard. Some were built in the late 1800s, but most popped up in the early to mid-20th century. One and two-bedroom condo units in converted Second Empire-style Victorians tend to sell for between $470,000 and $570,000, while single-family homes can run anywhere from $695,000 to $1.7 million. “The Newport County median home price is over $700,000,” Chapman says, observing that sales prices in Memorial Boulevard are comparable right now, and steadily rising. “The island has a limited amount of land left, so if your family doesn’t already own dirt here, they probably won’t. The largest beach in Newport, Easton’s Beach, is less than a mile east of most homes in Memorial Boulevard. The sandy, swimmable waterfront, known locally as First Beach, has lifeguards on duty between Memorial and Labor Day, and hosts a summer concert series on its boardwalk. First Beach sits at the north end of the Cliff Walk, a trail following the Aquidneck Island coastline with views of the ocean on one side and Newport’s Gilded Age mansions. Memorial Boulevard kids attend Newport Public Schools, a four-school district, including the Newport Area Career & Technical Center. Claiborne Pell Elementary and Frank E. Thompson Middle serve preschool through eighth graders. The elementary and middle schools get C-plus grades from Niche. Construction is currently underway for a new B-rated William S. Rogers High School building. It’s expected to open in time for the 2025-2026 school year. Salve Regina University’s historic campus is about a mile south of Memorial Boulevard. The private Catholic university offers nearly 50 bachelor’s and nine master’s degree programs.Walkability south of Memorial Boulevard
Memorial Boulevard’s namesake street runs along the neighborhood’s north side. The main thoroughfare heads west toward America’s Cup Avenue and Newport’s Yachting Village district, and east across Easton Bay to the neighboring small town of Middletown. While this area is walkable, within a mile of major shopping, dining and recreational amenities, Rhode Island Public Transit Authority bus stops are available on Memorial Boulevard within half a mile of most homes. “We are on an island, so we do have to worry about bridges,” Chapman says, referring to the three bridges that connect Aquidneck Island to the mainland: Newport, Mount Hope and Sakonnet River. He says the bridges make Newport’s recent growth especially obvious. “There are so many jobs here now. You can really see that with the rush hour traffic heading onto the island in the morning and off the island in the evening.” Providence, Rhode Island’s capital city, is nearly 40 miles north. The quickest route is across the Sakonnet River Bridge, picking up Interstate 195 in Massachusetts. It’s between a 45-minute and 1-hour-long drive, depending on traffic.Bellevue Avenue retailers and restaurants
Bellevue Avenue, less than a mile west, is teeming with retailers, restaurants and recreation. The first U.S. Open tennis championship, held in 1881, took place at the International Tennis Hall of Fame, now a museum. The private Hall of Fame Tennis Club offers junior and adult programming and access to exclusive events, but court reservations are also available to the general public. Down the street, the Audrain Auto Museum displays unique, rare and vintage cars in the historic Audrain Building. The Bellevue Gardens and Bellevue Plaza shopping centers bookend the two famous destinations with retailers and restaurants. There’s a Stop & Shop for everyday groceries, and an A Market for natural, organic foods and wellness products. Mozz is an Italian market, deli and café known for artisanal cheeses and breads. Mori Sushi, a few doors down, serves modern Japanese cuisine. “It’s really nice that you can walk to the grocery store from here,” Chapman says, noting that parking in this part of Newport is notoriously difficult to find.
