Houses across this eclectic Midland neighborhood blend convenience with accessibility. “Definitely pricing,” says local Realtor Holly Cohen, describing Belmont’s appeal. “Plus they have built a lot of new shopping in that area, like within the last 10 years. So there’s access to retail and restaurants very near that area. Access to the highways so that you can get to and from Odessa, Big Springs, Stanton, Andrews, Monahans, all of the nearby cities."

A mix of options at a lower price point

Belmont’s collection of houses was mostly built from the early to late 20th century. Options range from single-story bungalow-style homes to manufactured homes. Many houses here are in the 1,000-square-foot range and come with compact lots, often around one-fifth of an acre. Sidewalks cut in front of many of the neighborhood’s properties, making it easier to get around. Sale prices in Belmont are between $100,000 and $250,000, Cohen says, but she adds that there aren’t many listings that top $200,000. “It’s an older neighborhood,” says Lisa Jansa, a local Realtor with Keller Williams Realty and a Midland native. “Lots of families over there.”

Targeted programming comes with the territory in Belmont

The Midland Independent School District, which has a C-plus grade on Niche, serves students in Belmont. The C-rated South Elementary, which includes prekindergarten to sixth grade, offers kids the opportunity to join a student council and a music program. Goddard Junior High has a C rating as well, covers grades 7 and 8, and offers extracurricular options in everything from STEM to mariachi. Midland Freshman High, a ninth-grade campus, has a C-plus rating and programs in topics like energy and health science. The C-plus-rated Midland Senior High includes dedicated business, health science and petroleum academies.

Interstate 20 is a link to the rest of the region

The homes in Belmont are just off Interstate 20, which is locals’ connection to other area cities. Both Odessa and Stanton are 20 miles away. Also, downtown is about 1 mile away using Main Street and the Midland Memorial Hospital is a 3-mile trip on starting with Rankin Highway. Rankin has multiple stops in the area’s EZ-Rider bus system as well.

Halff Park has much to offer

The 2-acre Halff Park anchors Belmont’s northeast corner. This space features not just a playground, soccer field and basketball courts, but is also home of a Boys & Girls Club of Midland location. “I think it’s very much utilized by a lot of Midlanders,” says Cohen, of Holly Realtors. “I think it’s a necessity for our local youth.” The club offers afterschool programming and a Saturday program for teens.

Retail is routine here

The area just off I-20 and Rankin Highway is loaded with places to eat and other businesses, from Tractor Supply to Walmart. Some of these spots are within walking distance for people in Belmont. “I know people who live over there and Walmart’s a daily or weekly stop,” says Cohen, who has almost two decades of real estate experience. “Plus all of the restaurants that are there are fabulous.” The list of options here includes lots of great Mexican restaurants, Cohen says. La Loncheria & Tortilleria is well-liked for its burritos and the Chevere food truck, a handful of blocks away, is known for churros and Mexican street corn. There’s also a location of the chain Rosa's Café & Tortilla Factory here, which Cohen says is popular citywide. “I love Rosa’s,” Cohen says.

Downtown is a hub for community programming

Belmont’s proximity to downtown is a boon for those looking to participate in some of the city’s community events. The Fourth of July is a jam-packed day for instance, including a morning Children’s parade from Centennial Park 2 miles away that features kids on their Power Wheels and bikes, waving American flags. Centennial then hosts an evening concert and beer garden before fireworks. Locals also can stop by the Midland Downtown Farmers Market on Colorado Street, also 2 miles away. The market is held each Saturday and has locally sourced produce, meats and more.
