Hilly neighborhood north of San Francisco
Sycamore Park, just east of Mill Valley, fans out to the southeast and wraps around Pickleweed Inlet, a finger of Richardson Bay. A robust park system, plenty of shopping and dining options and easy access to San Francisco make Sycamore Park a neighborhood that ticks a lot of boxes for many who call it home. “You have accessibility to everywhere. I want to get a super-duper burger, I want to go downtown, I want to go for a hike, I can do that here. It’s effortless,” says Josh Deitch, a local Realtor with Coldwell Banker Residential Brokerage, a top-ranked Realtor in Mill Valley. While traffic can be heavy, the neighborhood also has a strong community feel, according to Oggi Kashi, a Realtor with North Point Real Estate who has lived in the area since 1980 and sold real estate since 2006. “The community is pretty strong – I guess you could say tight-knit. Everyone does Halloween – it’s a big neighborhood event that draws people in from other areas,” says Kashi.

Many recreational opportunities and views of Mount Tamalpais
A well-developed park system makes the most of Sycamore Park’s natural features. Parks and meadows surround Pickleweed Inlet. On the west side of the inlet, Bayfront Park features soccer fields, picnic areas, and trails for biking, hiking and jogging along the inlet, as well as a large grassy dog park. Kayakers can launch from the small boat ramp but must mind tidal schedules to avoid getting stuck in the mud. Harrison Skate Park is adjacent to this area, and a 3.7-mile path connecting Mill Valley to Sausalito runs through it as part of the San Francisco Bay Trail. Hauke Park and Bayfront Meadow offer open spaces with views of Mount Tamalpais. The neighborhood’s namesake Sycamore Park is located in the western wing of the neighborhood, featuring green space and a network of wooden play structures with slides, monkey bars and climbing walls. Freeman Park features a playground and half basketball court. Closer to downtown Mill Valley, live oaks shade a picnic area at the expansive Boyle Park, which also features tennis courts, a baseball diamond and playground equipment. The Mill Valley Community Center is located in Sycamore Park. It has an aquatics and fitness center and hosts events such as a Juneteenth Freedom Festival and a community campout.

Older homes close to downtown Mill Valley
The streets of Sycamore Park are narrow, hilly, lined with sidewalks and shaded by an abundance of trees. Homes are on the market for an average 29 days, lower than the national 44-day average. The west side was developed in the first half of the 20th century, so the homes are older than on the east side, and include a range of sizes and styles. Nantucket shingle style, Mediterranean and Craftsman cottages are set among 1920s bungalows with an occasional newer construction home mixed in. This area is somewhat flatter and more walkable than the east side, where mid-century ranch-style homes line more steeply graded streets. Condos dominate the southeast section of the neighborhood between Pickleweed Inlet and Highway 101. Houses closest to downtown and Boyle Park on the west are often larger with more generous lawns. Those with four or five bedrooms run from $3.7 million to $4.8 million. Homes with three bedrooms run from $1.3 million to $3 million. Two-bedroom homes run from $850,000 to $1.6 million. Condos and townhomes carry HOA fees from about $700 to $1,130 monthly. Condos with water views sell from $1.3 million to $1.8 million. Those without run from $750,000 to $1.2 million. Townhomes range from $1.2 million to $1.7 million.

Shopping districts offer many options
Along Miller Avenue on Sycamore Park’s western border is a range of shopping, dining and entertainment options. Tamalpie Pizza, a locally owned restaurant and bar, has been around since 2011. Sol Food serves Puerto Rican cuisine, and Mill Valley Swirl offers self-serve frozen yogurt in a retro diner setting. The strip also includes Safeway and Whole Foods for groceries, as well as specialty stores. Marin Theatre offers stage and arts entertainment. The historic downtown Mill Valley district adjacent to the neighborhood has boutiques and restaurants. A second Whole Foods anchors a shopping center north of Blithedale, which features Oni Kuma Japanese restaurant and Vitality Bowls Superfood Café. A Target is about 4 miles south.

Access to San Francisco via Highway 101
Public buses stop on Miller Avenue and Blithedale Avenue, two thoroughfares bordering Sycamore Park. Highway 101 runs along the eastern border and provides access to San Francisco across the Golden Gate Bridge, 8 miles to the south. The San Francisco International Airport is about 25 miles away. MarinHealth Medical Center is under 5 miles to the north.
