What draws people to Hampton Heights

If you're looking for a neighborhood that's close to main commuting routes but remains laid-back and residential at its core, Hampton Heights on Milwaukee's northwest side should be a top contender. The community is mostly residential with little more than homes and schools. Still, shopping centers and parks are only a walk or bus ride away. Add relatively affordable home prices attractive to investors and first-time buyers, and you've got a neighborhood that's expected to keep trending up in value.

Types of homes in Hampton Heights, and who lives in them

Almost 7,000 residents live in the area's 2,000 homes that line traffic-free streets with sidewalks and tall trees. Styles include 1920s bungalows, 1930s Tudor Revivals, 1950s Cape Cods and 1970s ranch-style homes. Yards in Hampton Heights are more spacious and tree-filled than in nearby Capitol Heights, Columbus Park and Old North Milwaukee, adding a suburban feel despite the neighborhood's density. Most homes are single-family properties, and a large chunk of them are rented. "There are a lot of investments in the area," says Jacqueline Tamim, a broker at First Weber Realtors – Mequon. "So, there's a decent number of renters there." Hampton Heights also has a good number of raised-ranch-style duplexes and triplexes, with a concentration of them between North 46th and North 47th streets. While almost 75% of the residents rent, Tamim says there is a push for added homeownership in northwestern Milwaukee. "The city is putting emphasis on these neighborhoods to make them better," she says. "They're fixing the streets. They're putting more money into the schools there. It's looking better than it did five or 10 years ago."

Home prices and how they compare to the rest of Milwaukee

Prices are on trend with nearby neighborhoods, including McGovern Park, Silver Spring and Wahl Park, but well below the Milwaukee Metro median. "A lot of investors flip [the homes] and then put them back on the market to sell," Tamim says. She also says that homes are priced higher than they were just a few years ago. "Two homes I sold there were purchased five years ago for $125,000 and sold for $180,000 now. Values are definitely going up." Prices in the neighborhood often reflect style, size and condition:

  • Cape Cods, small ranch-style homes, and any homes needing some repairs and renovations are the least expensive in the neighborhood, selling for well under $100,000 to the mid-$100,000s.
  • Larger ranch-style homes, Colonial Revivals, Tudor Revivals and Victorian-era cottages range between the mid-$100,000s and the high $200,000s.
  • Multifamily homes sell for under $100,000 to the high $200,000s, reflecting their size and condition.

Getting around by car and bus on Fond du Lac and Hampton avenues

Whether you work in downtown Milwaukee or in one of the surrounding communities, it's easy to get there from Hampton Heights. "They have great transportation there," Tamim says. "There's a bus system that works very well, and the streets are constantly plowed." Fond du Lac Avenue borders the neighborhood and heads southeast towards downtown. West Hampton Avenue is an east-west corridor that takes you to Lake Michigan, Glendale and Whitefish Bay to the east, and the communities of Butler and Brookfield to the west. If you work locally or along a bus route, it's possible to live in the neighborhood without a car. Still, most residents own a personal vehicle for commuting and added accessibility, and park it in a detached garage, though overnight street parking is allowed on most streets.

Stores, restaurants and parks, a short distance from Hampton Heights

Hampton Heights doesn't have parks or shopping centers of its own, but a few are nearby. McGovern Park is within walking distance of homes in the neighborhood's eastern half and features basketball courts, walking trails and a playground. Residents on the western side are close to the Garden of Delight, a community garden funded and facilitated by Groundwork Milwaukee.

Buses stop all around the neighborhood, and those on North 60th Street head south to Midtown Center, a shopping plaza with grocers, banks, pharmacies, department stores and chain restaurants.

Public school options are in the neighborhood

Milwaukee offers school choice, and students can apply to any public school in the district. Since the city does not guarantee transportation, parents often send their children to schools within walking distance of home. Hampton Heights has a few options within its boundaries, including Hampton School, Lancaster School and Barack Obama School of Career and Technical Education.
