Filled with an eclectic collection of homes built around the turn of the 20th century, Walnut Hill is a slice of Milwaukee where it’s possible to find home ownership at prices that are a fraction of the citywide average. This is a primarily residential swath of the city, but one that offers quick access to amenities and is minutes from Milwaukee's downtown area, though crime ranks above the national average according to the CAP Index. “It is really affordable,” says David Boucher, who has lived in Walnut Hill for 28 years and is co-owner of Amaranth Bakery & Café in the neighborhood. “Milwaukie has no shortage of affordable housing, you just have to know where to live.”

Classic homes provide potential
Walnut Hill’s assortment of homes represents some of the common architectural styles of the late 1800s and early 1900s. Many houses here are either colonials or Victorians, with multistory floor plans that lend to multifamily usage — the neighborhood is made up mostly of renters versus owners, a 64% to 36% split. Still, whether for investment purposes or owner occupancy, buyers in the area face prices in Walnut Hill that are less than a third of what’s seen across the city. “Wonderful homes, particularly if you get into a duplex that, No. 1, starts as affordable and then live in a unit and rent a unit,” Boucher says. Options in Walnut Hill sell for an average of about $72,000, compared to the Milwaukee-wide average of about $238,900. A fixer-upper in Walnut Hill can come in under $50,000, while a turnkey property can come in around $100,000 or a bit more.

Look for Lisbon
Lisbon Avenue is the main thoroughfare that cuts through Walnut Hill, a stretch whose offerings include Amaranth Bakery & Café. Around since 2006, Amaranth was established with the goal of creating a community-based option for people to go. “We said, We can do it,’” Boucher says. Amaranth is popular in part for its soups, part of a lunch menu that’s updated daily. Flavors range from New England seafood chowder to beef curry. “It’s a neighborhood draw for sure,” says local Realtor Beth Jaworski of Shorewest Realtors. Locals can also head just outside the neighborhood to a spot like Pick 'n Save on 35th Street for grocery shopping. There’s a Family Dollar just down 35th Street, too, convenient for grabbing quick essentials.

(Future)Procure fresh produce
Walnut Hill residents can take advantage of the Vliet Street Oasis farmers market on Fridays and Sundays in the summer months, located just outside the neighborhood on West Vliet Street. This market is a well-regarded option for fresh produce in the area.
Residents can take their pick on schools
The Milwaukee Public Schools system serves kids in Walnut Hill and allows for school choice — students and their families can apply for their top three choices. One of the options particularly close to those who live here is Westside Academy, which includes kindergarten through fifth grade and carries a C-minus overall grade on Niche. Westside’s extracurricular options include basketball, cheerleading, flag football, softball, track and field, and volleyball. Students could also go to the nearby C-minus-rated Bethune Academy, which houses kindergarten through eighth grade and offers an English as a second language program. Washington High School of Information Technology, which has a D-plus rating, is an option in the area for grades 9 to 12, with student-teacher ratios of 14-to-1.

City gem is a neighbor
Walnut Hill borders the Washington Park neighborhood, an enclave that includes the sprawling Washington Park itself. “That was one of the primary reasons for me to move to the neighborhood 28 years ago,” Boucher says of proximity to Washington Park. Washington Park stretches some 130 acres and originally included a city zoo, which closed in 1963. But the park still features multiple athletic fields, a pool and splash pad, a basketball court and a playground. There’s even a 10-acre lake here that’s open to fishing.

Move around with Milwaukee County Transit
Walnut Hill has multiple stops in the Milwaukee County Transit System. MCTS features more than 40 routes around the area. Also, drivers in the area can use Lisbon Avenue and Walnut Street to connect to Interstate 43 for trips toward Downtown Milwaukee, which is just about 4 miles away.
